Overview

The Facilities Maintenance Lead plays a crucial role in overseeing the daily operations of the Maintenance and Housekeeping teams. This position is tasked with organizing departmental activities, conducting maintenance assessments, and supervising the inspection of all mechanical systems within the property. The Facilities Maintenance Lead ensures the efficient operation of all building mechanics, including HVAC systems, elevators, and pools, while fostering a clean and organized environment. The role also involves leading a team of motivated professionals dedicated to excellence.

The Facilities Maintenance Lead is committed to delivering exceptional service that aligns with the values and mission of the Castle Group. Responsibilities are carried out with a strong emphasis on customer service, collaborating effectively with both internal departments and external clients.

Responsibilities

(Key responsibilities may include, but are not limited to, the following)

  • Oversee the overall maintenance and aesthetic appeal of both the interior and exterior of the property.
  • Conduct daily inspections of the property to ensure a visually appealing environment with fully operational equipment and amenities.
  • Assist in obtaining bids and proposals, providing recommendations to the Community Association Manager regarding the building's physical infrastructure.
  • Monitor the performance of service contractors and maintenance personnel, identifying issues and coordinating responses with the property manager.
  • Manage inventory by stocking, ordering, and organizing parts, supplies, and materials.
  • Ensure all inventory acquisitions receive prior approval from the Community Association Manager and comply with established purchasing protocols.
  • Adhere to budgetary guidelines as outlined in the Association's Operating Budget.
  • Implement and train staff on safety protocols as mandated by OSHA and the Castle Group.
  • Maintain a safe working environment while fulfilling all responsibilities.
  • Collaborate with the Community Association Manager to develop and execute the Hurricane Preparedness Plan for the property.
  • Provide detailed reports to the Community Association Manager regarding property conditions, safety concerns, and other significant observations.
  • Assist in the creation and execution of a preventative maintenance program, documenting all procedures and processes.
  • Ensure all team members are adequately trained, perform their duties effectively, and have the necessary equipment and supplies.
  • Implement the maintenance work schedule as directed by the Community Association Manager.
  • Respond to emergencies as required, maintaining a thorough understanding of emergency protocols and equipment.
  • Communicate promptly with the Community Association Manager regarding the status and resolution of any emergencies.
  • Undertake additional duties as assigned by the Community Association Manager.

Qualifications

Education/Training/Certifications/Licenses:

A high school diploma or equivalent is required. Completion of vocational training or college-level courses in Electrical, HVAC, mechanical, or plumbing fields is highly preferred.

HVAC certification, CPO certification, or other relevant certifications may be required based on property needs.

Experience/Knowledge/Skills:

A minimum of three (3) to four (4) years of supervisory experience in a Maintenance Supervisor role or a similar position is required. Strong customer service, communication, and interpersonal skills are essential. Effective written and verbal communication abilities are necessary.

Computer Literacy:

Proficiency in computer hardware and software is required, particularly with Microsoft Windows, Word, Excel, PowerPoint, and Outlook.

Language Requirements:

Fluency in multiple languages may be preferred or required, depending on community demographics.

Travel and Availability Requirements:

Occasional travel for training sessions may be necessary. Flexibility to work extended hours and weekends may be required.

Physical Requirements:

Candidates must be able to lift up to 50 lbs. while adhering to safety protocols. The role requires prolonged standing, crawling in confined spaces, and the ability to work in various environmental conditions (heat, cold, wind, rain). Candidates should be able to navigate the property efficiently and respond to auditory and visual emergency signals. Climbing ladders and working at heights up to 12-16 ft. may be necessary.

Working Conditions:

The position involves both indoor and outdoor work, with varying proportions of each. Exposure to weather conditions such as heat, cold, or rain may occur while performing outdoor tasks.
