Position Overview

Drucker and Falk, LLC

The Residential Property Supervisor will oversee, under the guidance of the Regional Property Manager, all aspects of property management. This role encompasses general administration, maintenance oversight, and the management of personnel and resources to ensure the property is consistently maintained in excellent condition while achieving financial stability.

Key Responsibilities:

  1. Provide training and supervision for all staff members.
  2. Conduct hiring and termination processes in alignment with company policies.
  3. Perform written evaluations of team members and recommend salary adjustments or promotions.
  4. Maintain precise payroll records as mandated by company standards and adhere to payroll timelines.
  5. Follow all company policies outlined in the Reference Library.
  6. Assist in the leasing process for apartments.
  7. Prepare, process, and execute all lease agreements and associated documentation.
  8. Support rent collection efforts and manage delinquency issues.
  9. Keep accurate records of all financial transactions related to the property.
  10. Comply with all relevant accounting policies, including the use of account numbers and expense management.
  11. Prepare daily bank deposits and procure necessary office supplies as per company policy.
  12. Oversee external contractors engaged in property maintenance.
  13. Manage all aspects of resident move-ins and move-outs, focusing on apartment inspections.
  14. Ensure residents enjoy a clean and well-maintained living environment.
  15. Operate within budget constraints and inform the Regional Property Manager of any discrepancies.
  16. Address and resolve resident complaints effectively.
  17. Report accidents and emergencies to the Regional Property Manager promptly and complete necessary documentation.
  18. Ensure timely handling of maintenance requests and communicate any delays to residents.
  19. Conduct regular property inspections, documenting deficiencies and initiating corrective actions within budget.
  20. Establish maintenance schedules and assign personnel for routine and emergency tasks.
  21. Set office coverage schedules and assist residents as required.
  22. Engage in marketing efforts for the apartment community.
  23. Collaborate with the Regional Property Manager to prepare the annual operating budget.
  24. Maintain open and courteous communication with employees, residents, applicants, and vendors.
  25. Perform additional duties as assigned.

Qualifications:

Education and/or Experience:

  • Bachelor's Degree (preferred)
  • Associate's Degree
  • 7 years of comprehensive business experience
