Job Description

We are seeking a highly skilled and dedicated Maintenance Technician II to join our team at PRG Real Estate. As a key member of our maintenance team, you will be responsible for ensuring the timely and accurate fulfillment of all service requests and repairs.

Key Responsibilities:

  • Adhere to standardized diagnostic approaches for preventative maintenance, system troubleshooting, HVAC systems, and electrical circuits
  • Participate in on-call emergency rotation and respond to emergencies as needed
  • Inspect and coordinate all needed make-ready repairs and services, assisting make-ready staff as required to meet deadlines
  • Utilize maintenance software to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance
  • Maintain a constant awareness of the community's condition and take immediate action to correct unsafe circumstances
  • Walk the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Property Manager
  • Ensure tools and equipment are in optimum condition
  • Report all major repairs to Maintenance Supervisor and Property Manager prior to any expenditure of funds
  • Conduct all business in accordance with company policies/procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to housing

Requirements:

  • Minimum of 2 years of building maintenance experience or equivalent required
  • Refrigerant Transition and Recovery Certification (types I and II)
  • Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
  • Knowledge of mechanical systems and equipment, including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
  • Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
  • Proficiency in plumbing repairs and troubleshooting
  • Ability to provide technical assistance to other maintenance associates
  • Ability to maintain high ethical standards
  • Organizational skills to enable effective management of multiple, shifting priorities
  • Ability to perform in a busy, changing, multi-tasking work environment
  • Ability to pay close attention to detail and adhere to strict deadlines
  • Ability to work overtime, evenings, weekends, or holidays as necessary
  • Valid driver's license required
  • High School Diploma or equivalent experience required
