POSITION: Senior Project Superintendent (Commercial Construction)

POSITION SUMMARY:

The Senior Project Superintendent will oversee the planning, development, and management of project schedules in collaboration with the project manager. This role includes maintaining budgets and supervising site activities. The ideal candidate will effectively coordinate with subcontractors and vendors, manage subcontractor agreements, and supervise construction projects from initial design through to completion.

The projects primarily focus on restaurant, retail, commercial office, and hospitality structures utilizing a build-out/tenant improvement construction approach.

KEY RESPONSIBILITIES:

  • Maintain exceptional communication with clients, subcontractors, and team members.
  • Exhibit strong organizational skills with a detail-oriented mindset.
  • Oversee daily operations of subcontractors.
  • Supervise craft personnel, assigning responsibilities, evaluating productivity, and providing management recommendations.
  • Ensure adherence to the Reverse Phase Schedule to maintain quality and value.
  • Review shop drawings, manage material procurement, coordinate deliveries, ensure site accessibility, inspect work quality, and uphold a safe and efficient work environment.
  • Demonstrate proactive thinking and high organizational standards.
  • Familiarity with Sage 100 Construction Software is highly desirable.
  • Exhibit a strong work ethic and a positive professional demeanor.
  • Deliver exceptional customer service with a focus on effective communication.
  • Maintain meticulous documentation standards, ensuring reports and receipts are submitted daily.
  • Prepare and negotiate subcontractor agreements while managing budgets through company-assigned technology.
  • Select appropriate construction methods and strategies to ensure projects are completed on time and within budget in collaboration with the design team.
  • Provide progress reports, weekly updates, and budget information to Project Managers and the Director of Construction.
  • Assist in the evaluation and hiring of subcontractors.
  • Comply with legal requirements, building codes, safety regulations, and other relevant standards.
  • Facilitate prompt resolution of issues and conflicts as they arise.

EDUCATION:

  • High School Diploma required; Bachelor's degree in Construction Management preferred.
  • Proficiency in basic computer skills and smartphone usage.
  • Experience with Microsoft Word and Excel.
  • Experience with Sage Construction Management Software is preferred.

JOB REQUIREMENTS:

  • A minimum of five (5) years in a commercial construction management role.
  • Ability to manage multiple projects and job sites concurrently while interacting with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients.
  • Proactive management of project schedules and budgets while coordinating with various stakeholders.
  • Experience in negotiating subcontractor agreements to achieve reasonable budgetary costs.
  • Strong organizational skills with the ability to prioritize and follow up on multiple tasks.
  • Excellent written and verbal communication skills that foster a positive atmosphere for effective interactions.
  • Proven ability to lead, support, and motivate subcontractor teams on projects.
  • Capability to clearly articulate processes and provide direction to employees and subcontractors.
  • Strong interpersonal skills to build relationships with all parties involved in the construction process.
  • Demonstrated time management skills and a commitment to meeting deadlines.
  • Ability to effectively plan projects, think ahead, and quickly identify potential scheduling conflicts while implementing budget-friendly solutions.
  • Proficient in reading and interpreting technical construction documents, blueprints, finish schedules, submittals, and equipment specifications.
  • This is a management position and does not require hands-on knowledge of tools.
