POSITION SUMMARY:
The Senior Project Superintendent will be responsible for planning, developing, and managing project schedules in collaboration with the project manager. This role involves maintaining budgets and overseeing site activities. The ideal candidate will effectively coordinate with subcontractors and vendors, manage subcontractor agreements, and supervise construction projects from initial design through to completion.
The majority of projects will focus on sectors such as restaurants, retail, commercial office spaces, and hospitality, utilizing a build-out/tenant improvement construction approach.
KEY RESPONSIBILITIES:
- Ensure clear and effective communication with clients, subcontractors, and team members.
- Exhibit exceptional organizational skills with a detail-oriented mindset.
- Oversee daily operations of subcontractors.
- Supervise craft employees, assigning responsibilities, evaluating productivity, and providing feedback to management.
- Ensure adherence to the Reverse Phase Schedule to maintain quality and value.
- Review shop drawings, manage material procurement, coordinate deliveries, and ensure site accessibility while inspecting overall work quality and maintaining a safe work environment.
- Demonstrate proactive thinking and high-level organizational skills.
- Familiarity with Sage 100 Construction Software is highly desirable.
- Maintain a strong work ethic and a positive professional demeanor.
- Deliver exceptional customer service with a focus on communication.
- Maintain thorough documentation standards, ensuring reports and receipts are submitted daily.
- Prepare and negotiate subcontractor agreements while managing budgets using company-assigned technology.
- Select appropriate construction methods and strategies to ensure projects are completed on time and within budget, in coordination with the design team.
- Provide progress reports, weekly updates, and budget information to Project Managers and the Director of Construction.
- Assist in the evaluation and hiring of subcontractors.
- Comply with legal requirements, building codes, and safety regulations.
- Resolve problems and conflicts promptly as they arise.
EDUCATION:
- High School Diploma is acceptable.
- A Bachelor's degree in Construction Management is preferred.
- Proficiency in basic computer skills and smartphone usage is required.
- Experience with Microsoft Word and Excel is necessary.
- Experience with Sage Construction Management Software is preferred.
JOB REQUIREMENTS:
- A minimum of five (5) years of experience in a commercial construction management role.
- Ability to manage multiple projects and job sites simultaneously while interacting with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients.
- Proactive management of project schedules and budgets while collaborating with various stakeholders.
- Experience in negotiating with subcontractors to achieve reasonable budgetary costs.
- Strong organizational skills to prioritize and follow up on multiple tasks effectively.
- Excellent written and verbal communication skills, projecting a positive attitude for effective interactions.
- Ability to lead, support, and motivate a team of subcontractors on any given project.
- Capable of clearly explaining construction processes and providing direction to employees and subcontractors.
- Strong interpersonal skills to build relationships with all parties involved in the construction process.
- Proven time management skills and ability to meet deadlines.
- Ability to plan projects effectively, identify potential conflicts, and implement budget-friendly solutions.
- Ability to read and interpret technical construction documents, blueprints, finish schedules, submittals, and equipment specifications.
- This is a management position and does not require hands-on knowledge of tools.
