Job Description:
We are seeking a seasoned High-Rise Residential Property Operations Director to oversee the daily operations of our 700-unit apartment building. As a key member of our team, you will drive operational efficiencies, foster a positive living environment, and lead a team to turn the property into a desirable community.

Responsibilities:
  • Property Operations: Oversee daily operations, ensuring compliance with industry standards and best practices. Manage relationships with vendors and service providers.
  • Resident Relations: Serve as primary contact for residents, addressing concerns and fostering a positive living environment. Develop strategies to improve resident satisfaction and retention.
  • Financial Management: Develop, manage, and optimize the property budget. Oversee rent collection and manage financial reporting. Provide forecasts and meet revenue and expense targets.
  • Maintenance and Facilities Management: Work with the Building Engineer to oversee maintenance and repair needs. Coordinate ongoing property improvements and ensure compliance with health and safety regulations.
  • Staff Leadership: Hire, train, and manage on-site staff. Foster a supportive and results-oriented team environment.
  • Marketing & Leasing: Work with the leasing team to implement targeted marketing strategies and reduce vacancy rates.
  • Compliance & Risk Management: Ensure property operations comply with regulatory requirements and enforce risk management practices.


Requirements:
  • Experience: 5+ years in property management, preferably in high-rise residential or distressed environments.
  • Leadership Skills: Strong team leadership experience with the ability to mentor and manage a diverse staff.
  • Customer Service: Exceptional communication and interpersonal skills with a track record of addressing resident concerns and enhancing community satisfaction.
  • Financial Acumen: Proficiency in budget management, financial reporting, and an understanding of property management software.
  • Problem-Solving Mindset: Proactive approach with excellent critical thinking skills to identify issues and implement solutions.
  • Physical Requirements: Ability to lift and carry objects (up to 25–50 lbs), walk the property, and perform tasks that require bending or reaching.

Salary:$90,000 - $120,000 per year, depending on experience.
