Lead Engineer

The Lead Engineer performs critical maintenance and repair tasks to ensure the optimal functioning of our commercial properties. This role involves performing preventative maintenance, troubleshooting, and repairing issues with building systems, including HVAC, electrical, and plumbing. The successful candidate will have a strong technical background, excellent problem-solving skills, and the ability to work collaboratively with our team.
Key Responsibilities- Perform preventative maintenance tasks as directed by our maintenance schedule
- Troubleshoot and repair issues with building systems, including HVAC, electrical, and plumbing
- Perform light carpentry and painting tasks as needed
- Maintain assigned response times to tenant calls
- Perform special project work for tenants as directed
- Assist Maintenance Technicians with issues they are unable to resolve independently
- Operate the building in a code-compliant manner, maximizing energy efficiency while maintaining tenant comfort
- Maintain log of weekly water meter reads for LEED and EnergyStar
- Maintain proper levels of chemical treatment in closed and open loop HVAC systems
- Repair/replace lock and passage sets, including pinning of cylinders and cutting keys
- Perform new tenant keying configurations
- Maintain key logs
- Follow requirements for Purchase Orders, including necessary documentation and tenant signatures
- Perform monthly tenant bill back meter reads
- Maintain daily data logs for critical equipment
- Perform snow removal and/or ice melt distribution in inclement weather
- Proficiently operate fire life safety systems throughout property/properties
- Continuously inspect property/properties for safety hazards, and work in compliance with all safety rules and regulations
- Maintain and keep clean all phone/electrical closets/switchgear, etc.
- Keep shop and desk area clean and organized
- Participate in the Engineering on-call schedule
- Interface with vendors and contractors in coordination of work and inspection of work
- Cover duties at other properties when assigned staff is absent, or as needed for special projects
- Drive company vehicle, as needed
- High School diploma or equivalent required
- Current driver's license required
- 2 year technical accreditation preferred
- 5+ years' experience in property/building engineering
- Current universal CFC card preferred
- Current Boiler license preferred
- Previous experience with building EMS (Energy Management Systems) and controls
