Job Overview:

The Community Operations Supervisor is responsible for overseeing and managing the daily functions of a residential community. This role encompasses various aspects including administration, leasing, maintenance, and the supervision of all community staff. The primary objective is to uphold the physical integrity and operational efficiency of the property, ensuring optimal net operating income while maintaining high standards of appearance and service quality.

Key Responsibilities:

Develops and implements effective communication channels between community staff and corporate management. Conducts performance assessments for team members, ensuring they meet the highest standards of professionalism and efficiency. Addresses emergency situations promptly, coordinating with relevant regional managers or agencies as needed. Facilitates the effective use of property management software and time-tracking systems, providing training for new hires and ongoing support for existing staff. Manages purchase orders and authorizes expenditures in alignment with budgetary constraints. Analyzes vendor contracts and collaborates with the Regional Manager to make informed recommendations. Maintains comprehensive knowledge of maintenance programs and capital improvement initiatives to guarantee the efficient operation of systems, preventive maintenance, and timely responses to resident requests. Ensures adherence to housing quality standards and collaborates with the Engineering Department on significant maintenance concerns. Assists in crafting and executing a marketing strategy for the community, based on thorough analysis of competing properties. Oversees advertising and promotional efforts to enhance marketing effectiveness while ensuring compliance with affirmative marketing practices. Engages with potential residents to assess their housing requirements, conducts eligibility interviews based on established criteria, and showcases available units and amenities. Provides accurate rental quotes and follows up with interested applicants. Manages the collection of application fees, security deposits, and rental payments, ensuring all financial transactions are accurately recorded and reported. Conducts thorough move-in and move-out inspections of apartments, documenting any damages or outstanding fees. Prepares and approves necessary documentation, maintaining accurate records on-site. Performs annual inspections to ensure market readiness and compliance with housing quality standards.

Qualifications:

High School Diploma or GED is required. An Associate Degree or Bachelor's Degree in General Studies is preferred. A minimum of 3-4 years of supervisory experience in property management is essential. Preferred certifications include: Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Apartment Manager (CAM), or similar credentials. Essential skills include knowledge of fair housing laws, proficiency in Microsoft Office, and strong leadership capabilities. Preferred skills encompass familiarity with affordable housing programs, property management software, and landlord/tenant regulations. This position may require up to 10% travel.

Compensation and Benefits:

The annual salary for this position ranges from $65,400 to $91,560.
