Job Overview

Position Summary:

The Building Compliance Inspector is tasked with evaluating construction sites to ensure adherence to established building codes, regulations, and industry standards. This role is vital for maintaining public safety, confirming structural soundness, and promoting high-quality construction practices throughout the development lifecycle. The position may involve deployment to areas affected by disasters, necessitating readiness to respond within a specified timeframe.

Deployment Areas:

The inspector may be required to work in various regions, including but not limited to Delaware, DC, Maryland, Pennsylvania, Virginia, West Virginia, Alabama, Mississippi, Florida, North Carolina, South Carolina, Georgia, Kentucky, and Tennessee.

Core Responsibilities:

  • Inspection Coordination: Organize and oversee inspections at different phases of construction, including foundational, structural, electrical, plumbing, mechanical, and final assessments, ensuring compliance with relevant codes and regulations.
  • Regulatory Compliance: Perform comprehensive evaluations of construction projects to ensure they meet building codes, zoning laws, fire safety standards, environmental regulations, and other pertinent requirements.
  • Documentation Review: Scrutinize construction documents, including plans, blueprints, specifications, and permit applications, to confirm their accuracy and compliance with regulatory standards before inspections.
  • Quality Control: Evaluate the quality of workmanship, materials, and construction methods, identifying any deficiencies or deviations from approved plans, and recommending corrective measures.
  • Safety Assessments: Conduct safety inspections to identify hazards, ensure compliance with Occupational Safety and Health Administration (OSHA) regulations, and verify the implementation of safety protocols to protect workers and the public.
  • Reporting and Documentation: Record inspection results, observations, and violations using standardized forms and reports, maintaining thorough records of inspections and enforcement actions.
  • Stakeholder Communication: Effectively communicate inspection outcomes and recommendations to contractors, builders, architects, and other relevant parties, fostering collaboration to resolve issues and achieve compliance.
  • Enforcement of Regulations: Issue necessary orders for non-compliance, including stop-work orders and violation notices, and follow up to ensure timely resolution of issues.
  • Public Assistance: Provide guidance to property owners, developers, and the public regarding building codes, inspection processes, and compliance requirements.
  • Continuous Learning: Stay updated on changes in building codes, regulations, and industry best practices through ongoing education and professional development.

Qualifications:

  • Experience: A minimum of 10 years in a related field, with substantial experience in construction, building inspection, or code enforcement.
  • Skills: Strong knowledge of building codes and regulations, exceptional attention to detail, effective communication skills, and proficiency in using inspection tools and software.
  • Certifications: Certification as a Building Inspector or Construction Inspector from a recognized organization is highly desirable.
  • Clearance: Ability to obtain and maintain a Public Trust clearance.

Preferred Qualifications:

  • Specialized training in specific inspection areas (e.g., electrical, plumbing).
  • Experience with construction management and inspection software.
  • Knowledge of sustainable building practices and energy efficiency standards.
  • Bilingual abilities to facilitate communication with diverse communities.
