Key Responsibilities:
  • Develop and implement effective marketing initiatives to meet occupancy targets.
  • Oversee and manage advertising budgets to enhance property visibility.
  • Market and fill vacancies, leveraging referrals from current tenants.
  • Process applications, follow up with applicants, and conduct property tours.
  • Negotiate, draft, and enforce leases in line with company guidelines.
  • Collect security deposits and prepare properties for new tenants.
  • Maintain comprehensive records and ensure adherence to applicable laws and regulations.
  • Determine appropriate rental rates through market analysis and cost assessments.
  • Prepare and distribute monthly financial statements, ensuring timely payments and collections.
  • Minimize rental delinquencies and manage default proceedings as necessary.
  • Supervise property maintenance, repairs, and improvement projects.
  • Manage tenant relations by addressing complaints and concerns in a timely manner.
  • Orient new tenants to the property and enforce occupancy rules.
  • Lead and assess property staff, ensuring effective maintenance and alignment with owner goals.
  • Prepare and review financial reports, budgets, and variance analyses.

Qualifications:
  • Bachelor's degree preferred.
  • Demonstrated experience in property management or a related field.
  • Understanding of financial and accounting principles.
  • Strong grasp of marketing and customer service practices.
  • Familiarity with budgets, financial documents, contracts, and agreements.
  • Proficient in MS Office and property management software.
  • Knowledge of relevant local, state, and federal laws and regulations.
  • Real Estate License may be required in certain jurisdictions.
  • BOMA industry-standard certifications could be beneficial.
  • Exceptional communication and interpersonal abilities.
