Position Overview:
The Residential Facilities Maintenance Leader reports directly to the Community Manager and is accountable for the overall upkeep of the property and the supervision of the entire maintenance team.

Key Responsibilities:
1. Collaborate closely with the Community Manager to uphold the integrity of the property within the established budget.
2. Oversee all maintenance projects.
3. Supervise and assist with maintenance tasks, including electrical repairs, plumbing, carpentry, custodial duties, and more.
4. Conduct touch-up painting as necessary, both interior and exterior.
5. Perform carpentry tasks such as door fittings, window adjustments, and shelf construction.
6. Train and mentor subordinate staff.
7. Manage after-hours emergency calls and respond as needed.
8. Maintain inventory control and ensure efficient use of maintenance materials.
9. Keep maintenance facilities and equipment clean and organized.
10. Schedule maintenance personnel and prioritize work orders.
11. Ensure timely completion of work orders, with follow-up as required.
12. Assist in conducting apartment inspections, including annual and turnover assessments.
13. Oversee the refurbishment of apartments prior to new resident occupancy.
14. Maintain accurate records of preventive maintenance, work orders, and inventories.
15. Perform scheduled maintenance on all equipment according to manufacturer guidelines.
16. Regularly inspect all units and common areas, providing repairs and janitorial support as needed.
17. Ensure security of storage areas and maintain adequate lighting throughout the property.
18. Develop knowledge of contracts and vendor services, negotiating for optimal pricing.
19. Conduct performance reviews and manage disciplinary processes for team members.
20. Execute and maintain records for the Preventive Maintenance Program.
21. Promote a safe working environment.
22. Participate in Resident Services Training programs.
23. Maintain current contact information and ensure availability for company business.
24. Collaborate with the Capital Improvement Manager on capital projects.
25. Ensure compliance with safety data sheets and proper labeling of materials.
26. Attend company-sponsored events that contribute to team development.
27. Undertake additional duties as assigned by the Community Manager or supervisors.

Required Skills:
The ideal candidate will possess the following qualifications:
- A minimum of three years of experience in maintenance or resident services.
- Two to three years of supervisory experience.
- HVAC certification is required.
- High school diploma or equivalent, or a combination of relevant experience and technical certifications.

Physical Requirements:
- Ability to work in various weather conditions.
- Capable of standing, walking, pushing, pulling, crawling, kneeling, twisting, and carrying.
- Must possess a valid driver's license and updated automobile insurance for business purposes.
- Proficient in operating computers and office equipment.
