Job Summary:

The Regional Service Manager is a key member of our team at The Lynd Company, responsible for ensuring the smooth operation of our properties. This role requires a high level of expertise in facilities maintenance and a strong ability to lead and manage a team.

Key Responsibilities:

  • Facilities Maintenance: Assist in preparing market-ready apartments, including painting, carpeting, flooring, general repairs, and housekeeping.
  • Team Management: Efficiently schedule subordinates to ensure work orders and make-ready units are completed properly and on schedule.
  • Vendor Management: Oversee working with vendors/contractors to ensure assigned work is completed accordingly.
  • Reporting and Communication: Inform Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary.
  • Preventative Maintenance: Monitor and maintain the property preventative maintenance schedule and the upkeep of all mechanical equipment on the property.
  • Inspections and Quality Control: Perform regular move-in unit inspections, check all appliances, sinks, faucets, commodes, blinds, etc.
  • Service Request Management: Respond to resident service requests, prioritize, and assign to designated maintenance staff.
  • Work Order Management: Ensure that all maintenance work order paperwork is completed, leave a copy in all apartments entered, clean up debris caused by maintenance work, and record time spent in a unit on the work order.
  • Emergency Response: Perform on-call emergency work order service requests based on business necessity, communicate with Property Manager number of hours worked on-call for after-hour efforts as required.
  • Staff Development: Assist with hiring, training, and developing assigned staff, including painters and/or landscaping staff.
  • Communication and Teamwork: Maintain open communication with the Property Manager and other staff, display a friendly and courteous attitude with other employees, and promote a good attitude.

Requirements:

  • Education and Experience: High school diploma/GED and three to five years of experience in facility maintenance and mechanical repair required, or an equivalent combination of experience and education.
  • Trade Skills: Plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, and appliance repair.
  • Licenses and Certifications: Valid Master Plumber license and certifications, EPA Type II or Universal license, and Certified Pool Operator (CPO) required.
  • Language Skills: Bilingual - Spanish is a plus.
  • Skills and Abilities: Supervisory experience preferred, knowledge of federal, state, and jurisdictional laws and regulations concerning multi-family housing and Fair Housing, ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards, supervisory and leadership skills to delegate and guide the work activities of others, attention to detail and problem-solving skills, basic computer/technical skills to operate mobile computing or communications devices, skill and ability to communicate verbally clearly and concisely and in writing, apply critical thinking and problem-solving skills, ability to maintain confidentiality and appropriate discretion, possess a take-charge personality with the ability to handle multiple priorities and meet deadlines.
