Position Overview:

The role of the Real Estate Asset Manager involves the comprehensive oversight of property operations and the management of staff to ensure the effective functioning of assets under Vestar's stewardship. This includes a thorough examination of both the physical condition and financial performance of the properties.

Key Responsibilities:

  • Overseeing and mentoring office support personnel, including Assistant Property Managers and Administrative Staff.
  • Formulating annual budgets in accordance with established guidelines.
  • Upholding lease agreements and other governing documents.
  • Ensuring compliance with all applicable laws and regulations affecting the properties.
  • Managing invoicing and collection of all lease-related charges.
  • Keeping ownership informed of significant incidents that may impact property operations.
  • Negotiating lease renewals and new leases with the approval of senior management.
  • Reviewing and approving annual Common Area Maintenance reconciliations.
  • Evaluating draft lease abstracts prepared by the lease administration team.
  • Preparing and recommending bids for capital projects for ownership consideration.
  • Providing advisory support for property marketing and merchant associations as needed.
  • Supervising specialty leasing initiatives when required.
  • Ensuring timely responses to tenant inquiries and concerns.
  • Completing monthly cash flow forecasts and operational reports.
  • Collecting rents and other charges as stipulated in lease agreements.
  • Monitoring tenant compliance with lease terms.
  • Conducting regular property inspections.
  • Ensuring vacant spaces are ready for leasing.
  • Coordinating tenant move-in and move-out schedules.
  • Reviewing tenant sales performance data.

Qualifications:

  • Bachelor's degree preferred.
  • 3-5 years of experience in Retail or Commercial Property Management.
