Architectural Project Lead

Position Overview:

As a Design Project Supervisor, you will be responsible for managing all facets of your assigned projects throughout the architectural lifecycle – from initial design to final occupancy. You will work under the guidance of an Office Director while also being expected to manage your tasks independently. Your role will involve effectively directing and coordinating with various JLA Team Members and external consultants involved in the project. The anticipated workload is between 40-45 hours per week. Key functions and responsibilities include, but are not limited to, the following:

Project Responsibilities – All Phases:

  • Maintain ongoing proactive communication with Clients, Consultants, and Contractors;
  • Collaborate to address design challenges and resolve issues efficiently;
  • Identify unique project considerations and deficiencies as they arise;
  • Develop and uphold the project program and schedule;
  • Engage in internal and external meetings to establish project parameters;
  • Lead project progress meetings and ensure documentation of action items;
  • Prepare for and participate in meetings outside of standard business hours;
  • Review and coordinate documentation from external consultants;
  • Conduct Quality Control Reviews on project documents using established JLA methodologies;

Responsibilities During Schematic Design Phase:

  • Oversee the Schematic Design phase by coordinating necessary JLA Team Members and external consultants to produce required design deliverables on schedule;
  • Conduct preliminary zoning and building code assessments as needed;
  • Coordinate and submit preliminary municipal entitlement review packages and follow up as necessary;

Responsibilities During Design Development Phase:

  • Manage the Design Development phase by directing JLA Team Members and external consultants to ensure timely production of design deliverables;
  • Assist in creating Design Development Documents and Specifications;
  • Perform zoning and building code reviews and document findings;
  • Research relevant equipment, materials, and building assemblies;
  • Supervise initial project modeling in Revit Software and the creation of Design Development Documents;
  • Coordinate and submit municipal entitlement review packages and follow up as needed;

Responsibilities During Construction Document Phase:

  • Direct the Construction Document phase by managing JLA Team Members and external consultants to ensure timely production of necessary design deliverables;
  • Assist in the preparation of Construction Documents and Specifications;
  • Finalize zoning and building code reviews;
  • Research relevant equipment, materials, and building assemblies;
  • Coordinate and submit Building Plan Review packages and follow up as necessary;

Responsibilities During Construction Administration Phase:

  • Oversee the Construction Administration phase by coordinating JLA Team Members and external consultants to ensure proper oversight, contractor support, and documentation during construction;
  • Lead construction meetings and ensure necessary documentation and action items are recorded;
  • Provide support during construction to address questions and unforeseen issues;
  • Review shop drawings for design compliance;
  • Document and respond to Requests for Information (RFIs) from the General Contractor;
  • Prepare Construction Bulletins or update Construction Documents as required;
  • Evaluate Change Order Requests for validity;
  • Conduct periodic site observations and prepare associated reports;
  • Review Draw Requests as necessary;
  • Create 'punch lists' for Contractor/Owner review;
  • Conduct final walkthroughs and assess project completion;

Additional Administrative and Operational Responsibilities:

  • Develop project 'Work Plans' to outline schedules and staffing needs;
  • Collaborate with the Office Director and other Project Managers to strategize project timelines and staffing levels;
  • Mentor junior Team Members in the architectural field;
  • Assess JLA policies and procedures, suggesting improvements to enhance efficiency;
  • Perform other project-related and operational duties as assigned.

Qualifications:

The ideal candidate will possess the following skills and experience:

  • Typically, 5+ years of experience, including 2 years as a Project Manager in an architectural firm managing projects similar in size and scope to those at JLA;
  • Demonstrated experience working with private developer clients;
  • Strong technical knowledge, interpersonal skills, and emotional intelligence to effectively guide and mentor team members;
  • Ability to manage client expectations, project timelines, and overall project scope;
  • Capable of producing project work plans, schedules, and scope agreements with input from the Director of Architectural Operations;
  • Proficient in prioritizing and directing responsibilities among team members;
  • Able to manage multiple tasks within a single project and across various projects;
  • Exhibit a positive attitude, strong work ethic, and emotional maturity;
  • Ability to collaborate effectively with diverse individuals;
  • Familiarity with design and production software such as SketchUp, Revit, and AutoCAD;
  • Experience with Adobe Suite and Microsoft Office Suite;
  • Registration/Licensure is preferred but not mandatory.
