Position Overview:
The Property Maintenance Coordinator plays a vital role in leading maintenance teams to enhance the condition of properties in need of improvement. This position is essential for overseeing the physical upgrades of properties and implementing thorough maintenance strategies.


Key Responsibilities:
1. Oversee the turnover process for units requiring attention.
2. Manage inventory levels and procure necessary maintenance supplies with appropriate approvals.
3. Step in to perform essential functions and respond to maintenance emergencies when critical site staff are unavailable.
4. Solicit bids for maintenance services and prepare Purchase Orders for managerial approval.
5. Provide training to maintenance personnel on preventive maintenance practices.
6. Identify and communicate additional areas for improvement beyond the current project scope.
7. Complete all maintenance tasks outlined in the project scope, including service requests and unit turnovers.
8. Ensure adherence to safety protocols and emergency procedures.
9. Document and manage tasks digitally using designated maintenance tools.
10. Perform additional duties as assigned.


Qualifications:
- Minimum of 3-5 years of full-time maintenance experience.
- Required local certifications (e.g., boiler operator license, certified pool operator, etc.).
- High school diploma required; CRMT (Certified Residential Maintenance Technician) preferred.
- Universal Freon Recovery Certification (EPA 608) is necessary.
- Valid driver's license and ability to drive required.
- Proficiency in using hand and power tools.
- General understanding of applicable building codes and regulations (e.g., Freon recovery, electrical, plumbing, swimming pools, etc.).
- Strong communication skills in English, both verbal and written.
- Ability to effectively present information in various settings.
- Familiarity with Microsoft Office and Yardi is preferred.
- Sound judgment and common sense in daily operations.
- Quick troubleshooting skills and a focus on performance-based outcomes.
