Role Overview

The Facilities Operations Supervisor is tasked with overseeing and implementing the routine maintenance and repair operations of the community and its facilities.

Key responsibilities include:
  • Developing and adhering to a proactive maintenance schedule for all systems, including but not limited to: HVAC, elevators, fire safety systems, fire sprinklers, generators, landscaping, kitchen appliances, backflow preventers, emergency system testing, and asset management.
  • Possessing the expertise to troubleshoot and resolve issues related to electrical, mechanical, plumbing, HVAC, structural integrity, and painting.
  • Utilizing the Yardi work order management system to track maintenance and repair requests throughout the community.
  • Ensuring that all community vehicles are properly serviced and maintained in optimal working condition. Maintaining necessary credentials to operate community vehicles as required.
  • Complying with community on-call protocols for urgent repairs or maintenance needs.
Qualifications

To excel in this role, candidates should possess the following qualifications, strengths, and skills:
  • High School diploma or equivalent is required.
  • A valid driver's license is mandatory.
  • HVAC certification is preferred.
  • A minimum of 2 years of experience in property maintenance is essential.
  • Advanced understanding of building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Candidates must be medically fit and willing to wear a NIOSH-approved tight-fitting respirator (N95 mask) when required by federal or state regulations or Spectrum policy.
