Resident Community Manager

- Establish a positive, productive, and professional relationship with the onsite and supervisory team.
- Work collaboratively with the FOM to ensure the community is operating within approved budget.
- Enforce rental policies as specified in the approved management plan.
- Work with onsite team to keep the average number of calendar days for re-renting a vacant unit less than or equal to 5 days.
- Process applicants and leases units by following the guidelines of the Tenant Selection Plan.
- Follow verification procedures established by the HUD Handbook and Management Policies.
- Ensure 100% completion of semi-annual unit inspections as required by management and work with the onsite team to correct unit deficiencies following the procedures outlined in the Operational Policies and Procedures Manual (OPPM).
- Ensure all recertification notices are prepared and distributed according to timeline specified by management. Ensure successful completion of 100% of all annual recertifications by project due date as specified in the OPPM.
- Develop and maintain good tenant relations; adhere to all applicable Fair Housing laws.
- Develop and maintain excellent rapport with local government agencies and other local agencies (i.e. fire department, police department, senior centers).
- Complete and submit monthly occupancy and accounting reports. Submit timely month-end reports and other reports as required by management and as outlined in the OPPM.
- Maintain accurate tenant files in compliance with established management procedures and HUD regulations. Keep tenant files and office files organized, properly maintained, and secured.
- Follow company guidelines related to the use of petty cash and monthly reconciliations.
- Must possess excellent interpersonal skills and have a genuine interest in people.
- Must be highly organized and able to make quick but reasonable decisions.
- Professional demeanor in handling resident and employee relations.
- Give and receive instructions in a professional manner.
- Ability to exercise discretion and confidentiality in relation to managing the community.
- Demonstrate integrity, respect, and responsibility in dealing with residents and other employees.
- Preferred bilingual and fluent in the language of the community in which they will serve (written and oral).
