Description:

The Dallas Central Appraisal District is in search of a proficient Commercial Property Valuation Specialist to enhance our team.

As a Commercial Property Valuation Specialist, your primary responsibility will be to assess commercial real estate properties, evaluate market dynamics, and compile comprehensive reports that detail estimated property valuations.

Your expertise will be crucial in providing our clients with precise and trustworthy appraisals.

Key Responsibilities:

  • Perform valuations of commercial properties, including office spaces, retail establishments, industrial sites, and multi-family units.
  • Examine market dynamics, property transaction data, and other pertinent information to ascertain property values.
  • Ensure compliance with local, state, and federal appraisal regulations.
  • Draft detailed reports that explain the methodologies employed in determining property values.
  • Keep meticulous records of appraisals and associated documentation.
  • Engage with clients and stakeholders to resolve any inquiries or issues.

Salary Range:
$47,000 to $72,765 based on experience.

Monthly vehicle allowance of $800.

Requirements:

  • A Bachelor's degree is required; a major in Real Estate, Finance, Business Administration, or a related field is preferred.
  • In certain cases, the college degree requirement may be waived for individuals holding an RPA and current active registration with the Texas Department of Licensing and Regulation, or for those with ten or more years of active appraisal experience within the last fifteen years.
  • Strong analytical and problem-solving abilities.
  • Exceptional attention to detail and capacity to meet deadlines.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office and appraisal software.
  • A valid driver's license and the ability to secure a certificate of vehicle insurance with liability limits of not less than $100,000/$300,000/$100,000.
  • Successfully complete a driving and criminal background investigation.
  • Ability to fulfill all state requirements for successful registration with the Texas Department of Licensing & Regulation.

PREFERRED:

Familiarity with general appraisal methodologies and processes.

PHYSICAL & MENTAL ABILITIES:


The incumbent must be capable of sitting or standing for extended periods, with the ability to reach, bend, and move up or down. Sufficient mobility to visit properties and/or construction sites that may present challenging terrain and access issues.

Ability to work outdoors in adverse weather conditions, including extreme heat, cold, and wet environments.

Ability to interpret maps, plats, and architectural plans.


Must be able to lift and carry up to 20 pounds of files or equipment.

The position requires the ability to focus on assigned tasks and manage time effectively to meet production and quality goals.

The incumbent must be able to communicate clearly both over the phone and in person, including the ability to ask questions that elicit the necessary information for sound decision-making.


Salary Description:
