Position Title: Maintenance Technician

Work Schedule: Monday – Friday, 8 AM - 5 PM, with potential adjustments based on property requirements. Overtime may be necessary.

Compensation: $26 - $32 per hour

Role Responsibilities:

The Maintenance Technician is tasked with executing work orders, overseeing building operations, and ensuring optimal performance. This role involves conducting routine preventative maintenance and addressing repairs as required. The Maintenance Technician collaborates with the Chief Engineer or Director of Engineering to implement daily policies and procedures that guarantee a well-maintained property, with a focus on environmental and fire safety in line with the owner's objectives.

Key Duties Include:

  • Conducting preventative maintenance and repairs on buildings, industrial systems, equipment, and grounds.
  • Inspecting building systems such as fire alarms, HVAC, and plumbing to confirm equipment operates within design specifications and meets environmental standards.
  • Performing assigned repairs, including emergency and preventative maintenance, while maintaining accurate maintenance records.
  • Leading troubleshooting and repairs of building systems, including plumbing, kitchen equipment, roofs, drains, and HVAC.
  • Directing mechanics, technicians, and external contractors on specific projects as needed.
  • Responding promptly to emergency situations and coordinating additional assistance as required.
  • Implementing an energy management program to ensure efficient operation of all systems, minimizing operating costs.
  • Maintaining the building's lighting system, including repairs or replacements of elements and ballasts.
  • Carrying out additional duties as assigned.

Qualifications:

  • A minimum of 2 years of experience in building maintenance, preferably in commercial settings.
  • Relevant licenses for trade as required (e.g., Journeyman or Master Electrician, City Licenses such as Refrigeration Certificates, EPA Universal Certification, High Pressure Boiler License, High Pressure Steam Operator, etc.).
  • Proficient in energy management systems, techniques, and operations.
  • Comprehensive understanding of HVAC, electrical, plumbing, and building automation systems.
  • Excellent customer service skills.
  • Ability to operate both manual and power-driven tools.
