Job Summary

The Assistant General Manager will work closely with the Senior General Manager to oversee the management of commercial properties, ensuring client satisfaction and achieving financial results. This role requires strong leadership and communication skills, as well as the ability to work effectively with cross-functional teams.

Key Responsibilities

  • Oversee the management and supervision of property administrators, ensuring compliance with company policies and procedures.
  • Represent the company in the local business and real estate community, promoting our reputation and capabilities to prospective clients and partners.
  • Assist with the preparation and review of financial reports, including budgeting and forecasting.
  • Support the leasing process, including lease administration and tenant relations.
  • Manage the development and implementation of property manuals and online systems.
  • Work with the Client Accounting Services team to manage accounting processes and ensure compliance with financial regulations.
  • Inspect facilities and equipment to determine the extent of service and equipment required.
  • Recommend and implement projects to enhance the value of commercial properties.
  • Work with the Building Engineer/Chief Engineer to assign employees to duties and ensure compliance with client and company guidelines.
  • Arrange for alterations, maintenance, and repairs to facilities as specified in the operating budget and management plan.
  • Prepare and review contracts, including service contracts and lease agreements.
  • Work with the Operating Engineer/Chief Engineer to ensure emergency evacuation procedures are in place and life safety systems are operating effectively.
  • Assist with the implementation of the Compliance Excellence Program and Engineering Audit.
  • Manage the tenant move-in/move-out process and oversee the development and implementation of the Quality Tenant Service (QTS) program.

Requirements

  • Associate or bachelor's degree in a related field, such as finance, accounting, or business administration.
  • 3+ years of experience in commercial property management, including budget preparation, financial reporting, and lease administration.
  • Strong leadership and communication skills, with the ability to work effectively with cross-functional teams.
  • Proficient knowledge of Microsoft Office/Suite and other software programs or technologies identified as standard for 3M or requested by clients.
  • Experience with Yardi, Kardin, and AVID a plus.
