Job Overview

The Assistant Property Manager plays a crucial role in preserving and increasing the value of a real estate investment. This position assists with managing the day-to-day operations for a residential building/portfolio and takes action to best meet the owner's goals and objectives.

Key Responsibilities:

  • Process and review new applications, communicating with residents, future residents, and leasing team through appropriate methods.
  • Generate new leases and inspect future move-in units to ensure they are prepared.
  • Coordinate move-ins, enforce rental agreement terms, and oversee eviction proceedings as necessary.
  • Communicate with residents regarding renewals, complaints, move-outs, and collections.
  • Process tenant changes, buy-outs, and resolve tenant ledger and billing issues.
  • Provide timely, attentive service to residents, ensuring their needs are met or explained in a manner that reflects positively on the company.

Facilities Management

The Assistant Property Manager is responsible for regularly inspecting the property and units to ensure they are in good working order, meeting building requirements.

Key Responsibilities:

  • Work with staff to follow up on maintenance issues, communicate work orders for tenants, and respond quickly to resolve the issue.
  • Assist with collecting vendor updates and new bids from contractors.
  • Coordinate various maintenance, special, or yearly upkeep projects assigned by the Property Manager.

Owner Relations

The Assistant Property Manager participates in property status calls or meetings with the owner, maintains open dialogue with the On-Site Property Manager, and ensures compliance with management agreements and utility companies.

Additional Responsibilities:

  • Ensure compliance with Peak Properties company policy and federal and local regulations.
  • Attend Peak meetings and connect with other Peak employees to share best practices.
  • Perform additional duties as assigned by Management.

Qualifications

The ideal candidate will possess a leasing license, knowledge of real estate and property management, and strong interpersonal and business communication skills.

They will also be able to work independently, self-manage emotions, and build strong relationships with customers, Peak employees, and vendors.

Basic knowledge of building maintenance and competence with systems/tools such as Yardi and Excel are preferred.
