Job Summary

Our Property Manager is responsible for overseeing the operational and financial aspects of our property developments, ensuring they meet company goals in these areas. This role involves facilitating the optimal performance of the property in various aspects, including personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with applicable laws and company policies.

Key Responsibilities
  • Manage daily operations, ensuring tasks are completed efficiently and effectively.
  • Handle incoming communications professionally, whether from prospective residents, residents, internal team members, or vendors.
  • Perform duties in accordance with current regulations, other regulatory agencies, and procedures, ensuring timely completion.
  • Initiate and manage core business processes, including leasing, resident relations, marketing, budgeting, accounts receivable, and accounts payable.
  • Maintain property occupancy by retaining residents and marketing the property to attract new residents.
  • Administer HUD, IHDA, recertifications, as applicable.
  • Oversee the rental application process, maintaining internal files and ensuring compliance with regulations.
  • Process move-ins, including preparation and execution of rental agreements, lease addendums, and utility transfers.
  • Complete move-in/move-out inspections with residents.
  • Generate work orders, follow up with residents and maintenance to ensure timely and satisfactory completion.
  • Update real estate software daily, collecting and recording data on move-ins, move-outs, transfers, concessions, notes, and work order requests.
  • Enter accurate data into the client system of record, necessary for monitoring and producing forms, reports, correspondence, and other materials.
  • Assist with special projects requested by the supervisor.
  • Collect, record, transmit, and deposit funds collected.
  • Maintain confidential resident files.
  • Prepare and participate in court cases.
  • Conduct semi-annual and periodic unit inspections.
  • Promptly report incidents or injuries to upper management.
Qualifications
  • Bachelor's degree or five years of affordable housing property management experience and/or training; or equivalent combination of education and experience.
  • Leasing licenses/Real Estate Brokers license at the time of hire.
  • Valid driver's license with reliable vehicle and insurance.
  • Certified Occupancy Specialist, Conquering Housing Compliance, Fair Housing, and Affirmative Marketing certifications preferred.
