Position Overview: The Director of Preconstruction will take charge of all preconstruction initiatives for our multi-family residential developments. This role involves leading the preconstruction division, formulating project budgets and timelines, collaborating with architects and engineers, and ensuring a seamless transition from preconstruction to the construction phase. The ideal candidate will possess significant experience in multi-family residential construction, exceptional leadership abilities, and a comprehensive understanding of the local real estate landscape.

Primary Responsibilities:

  • Direct and oversee the preconstruction team, which includes estimators, project managers, and coordinators.
  • Establish and uphold project budgets, schedules, and timelines.
  • Engage with architects, engineers, and other consultants to guarantee that project designs are practical and economically viable.
  • Perform detailed evaluations of project plans and specifications to uncover potential risks and opportunities.
  • Compile and present preconstruction reports and updates to senior management and stakeholders.
  • Manage the bidding and procurement process, including the selection of subcontractors and suppliers.
  • Work closely with the construction team to ensure a smooth transition from preconstruction to construction.
  • Keep abreast of market trends and developments in the local real estate sector to guide project planning and decision-making.
  • Ensure adherence to all pertinent building codes, regulations, and industry standards.
  • Cultivate and maintain robust relationships with clients, partners, and other essential stakeholders.

Required Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline.
  • A minimum of 8 years of experience in preconstruction or estimating, specifically in multi-family residential projects.
  • A proven history of effectively managing preconstruction activities for large-scale multi-family developments.
  • In-depth knowledge of construction methodologies, materials, and building regulations.
  • Outstanding leadership, communication, and interpersonal skills.
  • Proficiency in construction management software and tools, including Procore, Bluebeam, and Microsoft Project.
  • Ability to perform well under pressure and meet stringent deadlines.
  • Strong analytical and problem-solving capabilities.
  • Familiarity with the local real estate market and industry trends is highly advantageous.
