Job Title: Marketing Representative

Department: Property Management

Reports To: Community Director and/or Marketing Manager *if applicable

FLSA Status: Non-Exempt

Position Summary: The Marketing Representative is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Key Responsibilities:

  • Develop and implement marketing plans to drive traffic to the property and increase occupancy rates.
  • Conduct property tours and show apartments to prospective residents.
  • Process applications, credit screening, and criminal background checks for new residents.
  • Prepare lease and move-in packages for new residents.
  • Ensure a smooth resident move-in and lease signing process.
  • Inspect apartments prior to resident move-in and ensure they are in move-in ready condition.
  • Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results.
  • Design and execute offsite marketing activities to create and drive traffic to the property.
  • Use property management software to track apartment availability, record traffic and leasing activities, and manage resident and prospect data.
  • Ensure the property and show units meet the Company's standards for show quality.
  • Follow-up with prospects and new residents to ensure satisfaction.
  • Execute and perform activities in support of the property's lease renewal program.
  • Respond quickly and courteously to resident and client/owner concerns and questions.

Requirements:

  • High school diploma or GED equivalent required.
  • Employment history that demonstrates the application and usage of a sales, marketing, internet, and customer service background.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing sales.
  • Proficiency in word processing, property management applications, and spreadsheet management programs.
  • Industry certifications are appreciated.
