Responsibilities:

A Day in the Life of a Facilities Maintenance Manager III:

As a Facilities Maintenance Manager III at Liberty Military Housing, you will oversee the maintenance operations for a multi-family military residential community. Your role will involve supervising and directing Service Technicians, Groundskeepers, and Housekeeping staff in the upkeep and repair of HVAC, electrical and mechanical systems, plumbing, as well as the cleaning and maintenance of grounds and common areas. Alongside supervision, you will engage in general and specialized maintenance and repairs. Your ability to effectively lead and inspire others to deliver quality work safely is essential to fulfilling our mission of providing exemplary service in line with Liberty Military Housing's high customer satisfaction standards.

Your Responsibilities include, but are not limited to:

  • Plan, schedule, and oversee the maintenance team in their daily tasks, including maintenance, installations, repairs, service requests, turnovers, and cleaning of grounds and common areas.
  • Recruit, train, and develop maintenance personnel while ensuring adherence to company policies, procedures, and safety protocols.
  • Conduct regular safety inspections of the property, rectify any unsafe practices or conditions, and train all maintenance staff in the proper handling of chemicals, supplies, and equipment.
  • Participate in various departmental or regional meetings and community events, leading safety and departmental meetings with staff.
  • Coordinate with vendors and contractors for installation, maintenance, and repair tasks.
  • Manage the departmental budget, ensuring all projects and scheduling comply with budgetary constraints.
  • Prepare specifications for major planned projects, negotiate and solicit bids from contractors and vendors, and inspect their work for quality and compliance with specifications and cost requirements.
  • Order maintenance supplies, materials, and appliances efficiently and cost-effectively, ensuring proper inventory management.
  • Ensure service requests, make-readies, and other maintenance projects are completed accurately and promptly.
  • Maintain and update all assigned service requests using Yardi Mobile until completion and closure.
  • Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for assessing functionality and recommending repairs or replacements.
  • Adhere to all company safety policies and ensure a safe working environment for all employees.
  • Comply with all OSHA safety regulations and applicable federal, state, and local laws regarding health, safety, or environment, including Liberty Military Housing's standard operating procedures and policies.

Qualifications:

What You Need for Success:

  • A minimum of 5 years of relevant maintenance experience; property management experience is preferred.
  • Demonstrated ability to supervise and lead a large team effectively.
  • Advanced understanding and experience in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Preferred certifications in HVAC and EPA.
  • Effective communication skills for interaction with management, military partners, subordinates, vendors, and residents.
  • Expertise in operating small hand and electrical tools, basic electrical work, carpentry, painting, and small machinery repair.
  • Basic computer skills (ability to operate mobile devices and PCs).
  • Valid driver's license required; may involve the use of personal or company vehicles or electric carts.
  • Availability for regular on-call work assignments/emergency calls, scheduled off-hours, and emergency overtime as needed.
  • Ability to respond to service requests within 60 minutes.
  • Willingness to travel to other regional locations for work, training, meetings, and other job-related activities.
  • Physical ability to lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending, and kneeling; extensive walking and standing; ability to climb stairs/ladders.
  • Willingness to work in various environments, including exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises.
  • Ability to perform essential job functions in compliance with ADA, FMLA, and other federal, state, and local standards, including meeting productivity standards.

Pay Range: $67,100 - $96,300 Annually
