Position Overview

A competitive sign-on bonus of $2,000 is available.

The Facilities Maintenance Lead (FML) will hold extensive responsibilities for the upkeep and repair of residential properties, which may encompass multiple buildings or a singular structure.

Depending on the scale of the assigned properties, the FML may operate independently or oversee a team of Maintenance Technicians and potentially a Porter. Reporting directly to the designated Property Manager, the FML will ensure that the assigned residential properties are maintained to the highest standards set by the company and the industry.

With a commitment to uphold an appealing, clean, and well-maintained environment, the FML will also manage the mechanical systems integral to the properties. As a crucial member of the team, the FML will be available for emergency calls and will address safety concerns promptly.

Collaboration with the Property Manager and other staff members is essential, ensuring accurate data entry into the company’s systems and delivering exceptional customer service to residents, thereby fostering long-term satisfaction.

As a leader, the FML will exemplify professionalism and support the training and development of their team while actively pursuing their own professional growth through available training programs.

Compensation: $28-$32 per hour, based on experience.

Key Responsibilities

  1. Effectively manage the unit readiness program to meet company standards within five business days.
  2. Collaborate with the Property Manager to conduct thorough apartment inspections for both move-in and move-out scenarios, including damage assessments for financial recovery.
  3. Identify cost-saving opportunities and best practices, sharing insights with colleagues.
  4. Utilize technology efficiently by leveraging Yardi Maintenance Mobile.
  5. Maximize savings through Yardi’s Procure to Pay system and communicate cost-effective opportunities to the Vice President for Capital Planning, Procurement, and Energy Management.
  6. Adhere to the company’s Risk Management protocols to ensure a safe property environment.
  7. Perform repairs and preventative maintenance in accordance with company, industry standards, and building codes.
  8. Clear snow from pathways and entry areas using approved materials, maintaining a professional snow log.
  9. Complete all preventative maintenance tasks following manufacturer guidelines.
  10. Secure and maintain a comprehensive set of building plans.
  11. Maintain common areas professionally and conduct daily property inspections.
  12. Understand and work towards the property’s annual operating budget objectives.
  13. Proactively manage property conditions to consistently meet inspection standards.
  14. Monitor utility usage and associated costs.
  15. Contribute valuable insights to the capital planning and budgeting processes.
  16. Ensure effective onboarding and training for team members.
  17. Complete work orders, preventative maintenance, and leasing of vacant units within established timeframes.
  18. Oversee all maintenance, safety, and resident relations aspects of the assigned properties.
  19. Educate staff on customer service, professionalism, and safe work practices.
  20. Prepare the property for all inspections.
  21. Handle necessary insurance administration tasks for claims.
  22. Act as a role model, mentor, and trusted resource for field staff and residents.
  23. Assist with the Supportive Services program.
  24. Support training initiatives to enhance staff expertise.

Performance Metrics

  • Achieve all aspects of the annual operating budget.
  • Consistently excellent property inspection results.
  • Improvement in unit turnover and occupancy times.
  • Timely and professional administration of insurance claims.
  • Completion of work orders and preventative maintenance meeting company standards.
  • No insurance claims due to neglect.
  • Positive results from resident satisfaction surveys.

Required Qualifications

  • High School Diploma or GED; technical training certifications are a plus.
  • A minimum of three years of progressive property maintenance experience.
  • A valid driver’s license, an insured vehicle, and the ability to travel between properties.

Working Conditions

  • Flexibility in work hours is required.
  • Ability to travel by plane and automobile.
  • Work at property locations in transitional neighborhoods.
  • Physical ability to climb stairs, use elevators, bend, squat, and reach overhead.
