Position Summary

The Maintenance Technician plays a crucial role in ensuring the functionality and aesthetics of residential properties. This position involves a variety of tasks aimed at maintaining apartment units, communal areas, and the overall property environment.

Key Responsibilities

1. Client Engagement

  • Implement the vision and directives of property ownership in daily operations to align with client expectations.

2. Comprehensive Maintenance

  • Follow the established maintenance schedule to uphold the property’s safety and operational standards.
  • Participate in preventative maintenance initiatives as detailed in the Maintenance Manual.
  • Ensure that the property’s exterior and grounds meet aesthetic standards.
  • Assist in conducting routine inspections as required by safety protocols.

3. Emergency Response

  • Provide on-call maintenance support during evenings, weekends, and holidays as per company guidelines.

4. Unit Preparation

  • Conduct maintenance assessments and repairs on vacant units to ensure readiness for new residents.
  • Assist in the painting and refurbishment of vacant apartments.
  • Manage the installation and removal of appliances as necessary.
  • Ensure that unit turnovers are completed efficiently and in accordance with company standards.

5. Equipment and Systems Maintenance

  • Maintain and repair equipment owned by the property, ensuring secure storage and compliance with safety regulations.
  • Keep maintenance areas organized and stocked with necessary supplies.
  • Wear appropriate uniforms and identification during work hours.
  • Provide personal tools required for routine maintenance tasks.

6. Compliance and Professionalism

  • Enforce community regulations and standard operating procedures fairly.
  • Adhere to all Fair Housing Laws.
  • Maintain a professional demeanor in all interactions with residents, clients, and vendors.
Qualifications

Essential Requirements:

  • At least 1 year of experience in a similar maintenance role, preferably in residential property management.
  • High School diploma or equivalent; technical training or certifications are preferred.
  • Valid driver's license and a good driving record.
  • Ability to comply with safety standards and wear necessary protective equipment.
  • Proficiency in English, both written and verbal.
  • Basic computer skills are required.

Desirable Skills:

  • Experience in renovation and rehabilitation.
  • Knowledge of plumbing, electrical systems, and HVAC maintenance.
  • Ability to perform landscaping and grounds maintenance.
  • Competence in drywall repair and carpentry.
  • Customer service skills.
