Position Summary:
The Maintenance Technician plays a crucial role in supporting the Service Supervisor and Community Manager by executing various maintenance tasks essential for the upkeep and enhancement of the community's value. This position is responsible for addressing service requests related to repairs and preparing vacant apartments for new residents.
Key Responsibilities:
- Execute assigned work orders generated from resident service requests.
- Conduct routine maintenance by identifying issues and performing repairs in compliance with safety standards and regulations.
- Oversee the make-ready process for vacant apartments, including inspections, creating maintenance lists, coordinating with vendors, and ensuring all tasks are completed to standard.
- Manage inventory by tracking materials and notifying the maintenance supervisor of reordering needs.
- Maintain common areas and amenities by performing cleaning and upkeep tasks.
- Implement cost-saving measures by repairing rather than replacing parts when feasible.
- Inspect work performed by external contractors to ensure compliance with quality standards.
- Adhere to safety protocols and participate in routine safety meetings.
- Provide excellent customer service by addressing resident inquiries and concerns promptly.
- Assist in regular community inspections to identify maintenance needs and safety concerns.
- Follow established policies to ensure compliance with regulatory and operational standards.
- Engage in ongoing training and development as required.
Qualifications:
- Minimum of 2 years of experience in property maintenance or a related field.
- Required EPA certifications for refrigerant handling.
- All necessary certifications as mandated by local and state regulations.
- Strong customer service and communication skills.
- Ability to read, write, and communicate effectively.
- Proficient in problem-solving and logical thinking.
- Familiarity with computer applications and software.
Additional Requirements:
- Valid driver's license.
- Must possess personal hand tools and demonstrate proficiency in their safe use.
Physical Requirements:
This role requires frequent walking, standing, and climbing stairs. The ability to lift and carry up to 25 lbs is necessary, along with dexterity for operating equipment.
