Facilities Maintenance Technician

Overview: This role is integral to supporting Eden's mission of fostering and maintaining high-quality, affordable housing communities that promote equity and opportunity for all.

POSITION SUMMARY
As a Facilities Maintenance Technician, you will carry out various maintenance tasks and repairs, including skilled plumbing, electrical work, carpentry, painting, drywall repair, major appliance servicing, refurbishing, and cleaning of common areas across multiple properties with up to 149 units.

This position may allow participation in the Maintenance Onboarding Support program after two years of service with Eden.

KEY RESPONSIBILITIES

  • Work Orders: Utilize property management software to create and complete work orders, ensuring daily synchronization. Communicate with residents regarding any delays in work completion due to parts ordering.
  • Inspections: Conduct daily property inspections to identify deficiencies and generate work orders as needed. Complete quarterly and annual inspections, documenting findings with photographs.
  • Cleaning and Grounds Maintenance: Assist with custodial duties in common areas, including sweeping, mopping, and trash removal. Ensure grounds are well-maintained and trash enclosures are kept clean.
  • Technology Use: Record work hours and breaks using mobile devices. Participate in virtual meetings and training sessions, adhering to company standards.
  • Communication and Teamwork: Engage actively in team meetings and collaborate with colleagues and residents, addressing concerns with sensitivity and professionalism.
  • Emergency Response: Participate in an on-call emergency schedule for after-hours coverage, ensuring readiness to address urgent maintenance issues.

Job Knowledge: Responsibilities include, but are not limited to:

  • Rekeying and replacing locks
  • Unclogging sinks and toilets
  • Completing drywall repairs
  • Preparing vacant units for occupancy
  • Performing routine appliance repairs

EDUCATION and EXPERIENCE: A minimum of two years' experience in a maintenance or construction setting is required. A high school diploma or GED is preferred.

PREFERRED SKILLS: Experience with preventative maintenance, attention to detail, and the ability to work independently are essential. Bilingual skills may be advantageous.

CERTIFICATES and LICENSES: A valid driver's license and reliable transportation are necessary for transporting tools and materials.

PHYSICAL DEMANDS: The role requires regular lifting and moving of items, as well as the ability to navigate various physical environments.

WORK ENVIRONMENT: The position involves both indoor and outdoor work, with exposure to varying weather conditions and maintenance-related hazards.
