As a Leasing Consultant, your responsibilities will include promoting the apartment community, showcasing its features to prospective residents, and securing lease agreements with qualified individuals. You should be self-driven, enthusiastic, and dedicated to achieving excellence in a fast-paced work environment. The ability to work both independently and as part of a team is essential.
Key Responsibilities:
- Welcome and assist potential residents, understand their needs, and present the community and available apartments in a professional manner, emphasizing features and benefits.
- Manage incoming calls, efficiently addressing inquiries from prospects, residents, and service requests, directing calls to the Community Manager when necessary.
- Stay updated on local market trends, recommend marketing strategies to the Community Manager, and suggest improvements to enhance resident satisfaction.
- Accurately complete lease applications, assist in application verification, and communicate outcomes to applicants. Prepare necessary resident correspondence as needed.
- Oversee lease documentation, rent collections, and deposits. Maintain records of prospect details, send acknowledgments, and conduct follow-ups.
- Conduct property inspections, report maintenance issues, and manage move-outs and vacancies.
- Assist the Community Manager in generating reports, resident communications, inventory management, and market surveys.
- Ensure compliance with all leasing practices according to federal, state, and local regulations.
- Provide exceptional customer service to residents.
- Perform additional tasks as assigned.
- Availability to work on weekends is required.
Qualifications:
- A valid driver's license and reliable transportation are essential.
- Ability to travel for property inspections, meetings, and offsite locations.
- Prior experience in customer service is preferred.
- Proficiency in MS Office applications such as Word, Excel, and Outlook.
- Familiarity with Yardi software is a plus.
- Knowledge of the LIHTC program is advantageous.
- Weekend shifts are part of the job requirements.
