Position Overview: The Facilities Maintenance Technician plays a crucial role in ensuring that the property remains attractive, secure, and well-maintained. This individual will carry out maintenance and repair tasks for the grounds, buildings, and equipment as directed by the Chief Engineer.

Key Responsibilities:
  • Consistently wear the designated maintenance uniform and identification badge while on property.
  • Assist guests with sincerity and courtesy, striving to enhance their satisfaction.
  • Implement the preventative maintenance program in line with company policies and procedures.
  • Complete maintenance work orders within a 24-hour timeframe.
  • Keep the immediate supervisor informed of any significant issues or unusual occurrences to facilitate prompt resolution.
  • Perform additional duties as assigned by Property Management to meet operational needs.
  • Respond to maintenance emergencies promptly, being available on a 24-hour on-call basis.
Exterior Maintenance Duties:
  • Clean and maintain sidewalks and stairs daily.
  • Empty trash containers and clear debris from the property each morning and evening.
  • Ensure the parking lot and landscaping are free of litter and debris.
  • Utilize pressure washing and blowing equipment to maintain the cleanliness of the exterior.
  • Oversee the upkeep of grounds, landscaping, and parking areas to ensure they are safe and visually appealing.
  • Maintain the swimming pool by ensuring it is clean and free of debris.
  • Organize and care for all pool furniture and property flags.
Interior Maintenance Duties:
  • Perform painting and repairs on walls, ceilings, doors, and trim as necessary.
  • Conduct various maintenance tasks including carpentry, plumbing, and carpet cleaning.
  • Ensure common areas, including guest laundry facilities, are cleaned twice daily.
  • Maintain cleanliness of elevator interiors and windows.
Physical Requirements:
  • Ability to bend and kneel as required.
  • Capability to reach overhead and stand for extended periods.
  • Ability to walk up and down three flights of stairs.
  • Comfortable working outdoors in varying weather conditions.
  • Ability to lift and carry up to 50 pounds.
