Job Title: Community Association Manager

About the Role:

Affinity Management Services LLC is seeking a highly skilled and experienced Community Association Manager to join our team. As a Community Association Manager, you will play a pivotal role in fostering thriving and well-managed communities.

Key Responsibilities:

  • Develop and Maintain Relationships: Cultivate positive relationships with association boards, address unit owner's needs, manage vendors, and oversee the association's finances.
  • Vendor Management: Develop and foster relationships with association vendors to ensure cooperation and supervise the quality of their services.
  • Community Asset Protection: Plan, direct, and oversee the implementation of comprehensive systems for the protection of community assets and records in a professional manner.
  • Community Inspections: Inspect the community and facilities to determine maintenance and security needs. Ensure safety rules are communicated and enforced.
  • Accident Investigation: Investigate accidents and claims for property damage, including damage or destruction to common elements, and prepare fully written reports.
  • Meeting Preparation: Prepare meeting agendas, supervise file and record management, and attend Board of Directors and Annual or Special Meetings.
  • Financial Management: Assist in the preparation of monthly financial reports, ensuring accuracy and variance trend analysis. Manage the association's finances, understand financial statements, and provide guidance to the board to make sound decisions.
  • Budget Preparation: Prepare the association's annual budget, analyze expenses item by item, and suggest adequate funding for financial responsibility.
  • Project Management: Prepare RFPs for job requests and analyze bids to ensure an accurate comparison and presentation of project specifications. Manage major improvement projects, including preparing RFPs for projects exceeding $10,000, coordinating meetings, and overseeing vendor interactions.
  • Staff Management: Schedule and review staff assignments to ensure adequate coverage while working within the assigned budget. Review and approve payroll for direct employees and vendor invoices before payment.

Requirements:

  • Bilingual: Bilingual (English, Spanish) Preferred.
  • CAM License: Active CAM License.
  • Management Experience: Minimum 5 years of management experience.
  • Industry Experience: Experience with High-Rise Condominiums and HOA Management.
  • Computer Skills: General Computer Skills.
