Job Overview

POSITION SUMMARY:

The Commercial Property Supervisor is a key position reporting directly to the Director of Property Management. At MIMCO LLC, this role involves overseeing and managing various retail and warehouse properties, engaging in all facets of daily operations including financial management, tenant interactions, maintenance oversight, and more. The supervisor addresses tenant concerns and must possess a thorough understanding of lease agreements.

KEY RESPONSIBILITIES:

  • Act as the primary liaison for tenants at MIMCO LLC.
  • Foster and sustain positive tenant relationships while ensuring adherence to lease agreements.
  • Collaborate with tenants and the maintenance team on property upkeep, including lease interpretation for responsibilities.
  • Monitor compliance with new lease stipulations, including construction and property improvement obligations.
  • Assist leasing agents and tenants in preparing new leases and amendments, ensuring all documentation is accurately processed.
  • Work in conjunction with the Accounting department on tenant billing and account modifications.
  • Maintain regular communication with the Construction team regarding ongoing project statuses.
  • Oversee the collection of tenant rents, including managing delinquency reports and coordinating payment arrangements.
  • Review monthly reports related to rent adjustments, lease renewals, and percentage rents for accuracy.
  • Ensure accurate lease records are maintained in Yardi, reflecting all relevant lease details.
  • Manage tenant move-in and move-out procedures, ensuring timely inspections and necessary repairs.
  • Keep track of lease extensions and participate in monthly meetings with the Leasing team and Senior Management.
  • Perform additional tasks and projects as assigned by the Director or Senior Vice President.

EDUCATIONAL REQUIREMENTS:

  • Associate degree or a combination of education and experience is required; a Bachelor's degree is preferred.

EXPERIENCE REQUIREMENTS:

  • A minimum of two years in commercial real estate property management, or three years in a demanding service role.

SKILL REQUIREMENTS:

  • Ability to manage multiple tasks and prioritize effectively with minimal supervision.
  • Strong attention to detail and excellent time management skills to meet deadlines.
  • Exceptional verbal and written communication abilities.
  • Proficient in using the internet, spreadsheets, databases, and word processing software.
  • Capable of processing data and generating reports and written materials.
  • Working knowledge of Microsoft Office suite (Word, Excel, PowerPoint, Outlook).
  • Experience with Yardi software is advantageous.
  • Strong analytical and mathematical skills.
  • Well-developed interpersonal skills.
  • Bilingual (English/Spanish) is preferred.

PHYSICAL REQUIREMENTS:

  • Ability to sit for extended periods while using office equipment, with occasional walking or standing.
  • Capability to lift, push, and pull at least 20 pounds.
  • Ability to navigate stairs within an office environment.
