Real Estate Portfolio Manager

Clear Channel Communications, Inc. is seeking a highly skilled Real Estate Portfolio Manager to lead the strategic growth and management of our region's portfolio of real estate assets.
Key Responsibilities:- Develop and implement a comprehensive strategy to grow and optimize our real estate portfolio
- Navigate complex regulatory environments to ensure compliance and minimize risks
- Make informed decisions about site location, entitlements, design, budgeting, construction, and acquisition of real estate assets
- Manage existing real estate assets to secure cash flow and minimize expenses
- Employ capital monies for new construction and acquisitions
- Maximize value of assets in condemnation
- Prepare regular reports to stakeholders
- Oversee real estate matters, including policies and procedures
- Collaborate with cross-functional teams to drive business growth
- Prepare quarterly reports on real estate and public affairs
- Coordinate with legal counsel on matters involving restrictive zoning, takings, lease contract disputes, and code violations
- Maintain effective communication with the real estate and public affairs department
- Manage, coach, and develop a sales team
- Build relationships with government and community entities to drive business growth
- Work with other departments to target opportunities and set real estate goals
- Resolve complex customer complaints
- Bachelor's degree or equivalent combination of education, training, experience, or military experience
- Graduate degree or real estate license preferred
- 3 years of real estate experience, preferably in portfolio management and/or entitlement process
- 2 years of management experience, preferably in a related field
- Relevant experience managing 3rd party vendors
- Ability to read and interpret complex legal, zoning, and technical documents
- Knowledge of media and advertising industry, business cycles, and key revenue and expense drivers
- Proficient in Microsoft software applications

- Presentation: preparing and delivering presentations in a variety of formal and informal settings
- Ability to sit and/or stand at a desk for a minimum of 8 hours a day
- Ability to lift and move items up to fifteen pounds
- Ability to see written documents and computer screens, and to adjust focus
- Able to travel outside of the office 20% of the time for client meetings, corporate meetings, and industry events
- Access to a reliable vehicle and possession of a valid driver's license
