Area Operations Manager - LIHTC / Affordable Housing
The Area Operations Manager is tasked with overseeing the comprehensive operations of a portfolio of housing communities.

In this role, you will manage all facets of operations, including personnel management, leasing activities, maintenance oversight, financial administration, and risk management.

As an offsite leader, you will supervise all property aspects and staff to ensure adherence to company policies, safety regulations, and fair housing guidelines.

  • Utilize consistent methodologies and company directives to recruit, train, mentor, and develop on-site personnel.
  • Ensure staff effectiveness through ongoing training, coaching, and compliance with training benchmarks.
  • Address performance issues effectively and document actions appropriately, communicating with supervisors and HR as necessary.
  • Prepare salary increase requests for Community Managers and assist team members as needed.
  • Review and approve timesheets, ensuring accuracy in reported hours and leave.
  • Foster a harmonious work environment and promote high-quality job performance among staff.
  • Ensure compliance with company policies and procedures.
  • Maximize net operating income through effective cost control and revenue enhancement strategies.
  • Develop annual operating budgets and forecasts.
  • Provide monthly evaluations of income and expense variances.
  • Offer suggestions for capital improvements for future site enhancements.
  • Oversee proposals and contracts for significant projects and monitor progress.
  • Ensure timely receipt and reconciliation of deposits, rent collections, and vendor invoices.
  • Guarantee accurate property closeout and ownership financial reporting.
Strategic Leasing Management
  • Collaborate with the Compliance team to ensure timely and accurate lease file management.
  • Develop and implement annual marketing strategies to drive rentals and rent increases.
  • Ensure effective leasing techniques are employed to secure resident commitments.
  • Address resident complaints and concerns to maintain high satisfaction levels.
  • Design and execute resident retention initiatives, such as community events and newsletters.
  • Effectively showcase properties to prospective residents.
Administrative & Maintenance Management
  • Prepare for physical inspections in accordance with established standards.
  • Ensure all administrative and leasing reports are accurate and submitted punctually.
  • Assist with emergency response protocols to minimize liability.
  • Maintain high standards of customer service and monitor maintenance request responsiveness.
  • Oversee property appearance and ensure timely completion of repairs.
  • Manage property resources and supplies efficiently.
  • Direct and monitor maintenance and construction activities to ensure quality outcomes.
Travel Requirement:
This position requires travel, estimated at 30% of work time annually, with potential for additional travel as needed for property visits, conferences, training sessions, or other business-related activities.
