Position Overview:
NorthMarq is in search of a Senior Analyst of Investment Sales (Commercial) to join our dynamic and high-performing brokerage team. The ideal candidate will possess prior experience in the commercial real estate sector, with a strong understanding of investment properties. This role requires direct collaboration with brokers to conduct property valuations through the analysis and underwriting of quantitative property data. Key Responsibilities:
- Demonstrate exceptional writing abilities to clearly articulate messages regarding properties, submarkets, and opportunities for marketing materials.
- Underwrite income-generating assets utilizing Excel, including:
- Analyze historical operating statements, budgets, leases, and loan agreements, alongside current market conditions to establish financial underwriting assumptions.
- Review, analyze, and interpret various real estate documents.
- Identify significant property-level financial issues and suggest areas for value enhancement.
- Develop property evaluations and conduct sensitivity analyses.
- Collaborate with team members to provide materials that enable top producers to cultivate new relationships, including gathering and tracking essential data for research and business development.
- Prepare disposition proposals and offer memoranda for new or existing assignments in conjunction with the marketing team and senior management.
- Conduct market research specific to real estate and locations, and assess tenant credit and financial statements.
Qualifications:
- Bachelor's degree in Real Estate, Finance, Accounting, or related fields is preferred.
- A minimum of 2 years of relevant experience, particularly in financial analysis within Commercial Real Estate.
- Proficiency in Microsoft Office Suite, especially Excel, is essential. Experience with ARGUS is required, while familiarity with Salesforce and Costar is advantageous.
- Ability to thrive in a fast-paced environment and manage multiple tasks under tight deadlines.
- Strong financial analysis skills, including knowledge of financial terms and principles critical for real estate underwriting such as Discounted Cash Flow, IRR, NPV, Time Value of Money, and Return on Equity.
- Experience in valuing income-producing properties is preferred.
- Ability to comprehend, analyze, and interpret various real estate documents, including financial statements and loan documents.
- Excellent verbal communication skills, with the ability to engage effectively with diverse stakeholders.
- Attention to detail, strong organizational skills, and the capability to manage multiple assignments with shifting priorities. A collaborative spirit, strong work ethic, and passion for the commercial real estate industry are essential.
- A complete real estate brokerage salesperson license is required within the first 120 days of employment.
