The firm provides tailored, stabilized cash-flowing asset portfolios to its investors, along with comprehensive ongoing services necessary for asset management, ownership, and financing, including property management, portfolio management, and a dedicated capital markets team. In addition to its single-family rental operations, Amherst's debt division engages in two distinct credit strategies involving mortgage-backed securities and commercial real estate lending. Throughout its 25-year history, Amherst has cultivated a robust team of research and technology experts, leveraging data and analytics at every phase of the asset lifecycle to enhance operations and safeguard long-term value for investors and the over 188,000 residents served by the firm.

Amherst is in search of a **Marketing Automation Lead** to spearhead the strategy and management of automated marketing systems and processes, as well as the development, implementation, and optimization of all related programs. The selected candidate will be accountable for delivering personalized experiences across email, mobile, and website platforms, nurturing prospects throughout their entire lifecycle from lead generation to renewal.

**Key Responsibilities**

**Marketing Automation Strategy**

  • Drive the strategy and execution of Marketing Automation programs aimed at onboarding, nurturing, converting, and fostering loyalty and advocacy.
  • Design engaging customer journeys featuring personalized, targeted, and relevant content and recommendations across email, SMS, on-site messaging, push notifications, and in-app messaging.
  • Collaborate with product, technology, leasing, and property management teams to create scalable personalized campaigns seamlessly integrated with product experiences.
  • Oversee the daily creative and messaging strategy for communications via email, SMS, and other push campaigns.
  • Work closely with the communications and brand team to develop artwork and copy that meets channel objectives.
**Audience Management & Segmentation**
  • Manage audience segmentation strategies, including lifecycle, behavioral, and geographic segments, based on insights gathered from all channels (email, social media, paid media, owned website).
  • Tailor creative and messaging based on segment-specific insights to enhance the relevance and effectiveness of programs in driving audience engagement.
**Testing, Reporting & Technical**
  • Establish and oversee an A/B testing platform to optimize productivity, deliverability, and customer engagement.
  • Ensure quality assurance for email and automation processes, from design rendering to email functionality and lifecycle program effectiveness.
  • Define KPIs and configure reports to proactively monitor and report on campaign performance. Collaborate with the tech team to enhance back-end automation and data structure.
  • Possess a strong understanding of CAN-SPAM and opt-in regulations, enforcing best practices for list hygiene.
