POSITION SUMMARY

The Facilities Maintenance Manager is tasked with supervising and ensuring the effective operation of the facility's infrastructure, equipment, and grounds. This role is vital in promoting the safety, comfort, and well-being of our residents by maintaining a well-maintained operational environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

In addition to the responsibilities outlined in the position summary, the following duties are critical for successful performance in this role:
  • Plan and implement routine maintenance activities, encompassing plumbing, electrical, HVAC, carpentry, and general repairs to guarantee the facility's optimal performance.
  • Establish and execute a preventative maintenance strategy to prolong the lifespan of equipment and systems.
  • Develop and oversee the maintenance department's annual budget, managing procurement and ensuring cost-efficient operations.
  • Conduct regular assessments of the facility to identify potential maintenance requirements, safety issues, and compliance with regulations.
  • Create and implement emergency response procedures for facility-related issues; be available for urgent maintenance needs.
  • Supervise the maintenance of the facility's exterior, including landscaping, parking areas, and pathways.
  • Manage the inventory of maintenance supplies and equipment, ensuring sufficient stock levels.
  • Respond swiftly to maintenance requests and emergencies, addressing issues promptly and effectively.
  • Maintain precise records of maintenance activities, including work orders, repairs, and financial expenditures.
  • Oversee external contractors and vendors engaged in maintenance projects.
  • Collaborate with other departments to ensure a seamless and well-coordinated environment for residents and staff.
  • Aim to create a safe, comfortable, and visually appealing environment for residents and staff.
  • Lead and supervise a team of maintenance personnel, including hiring, training, scheduling, and performance evaluations.
SUPERVISORY RESPONSIBILITIES
  • This position will have direct reports.
EDUCATION/EXPERIENCE/CREDENTIALS
  • Must be at least 18 years of age.
  • Required health screening, TB clearance, and criminal record clearance.
  • Any special licenses, certifications, and certificates (First Aid/CPR Certified).
  • Special skills required to meet client needs [California Code of Regulations Sections: 85065(f)/87411(g)].
  • High school diploma or equivalent; vocational training in maintenance-related fields is preferred.
  • Demonstrated experience in maintenance and facility management with a minimum of 3-5 years in a supervisory capacity.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices.
  • Familiarity with building codes, safety regulations, and compliance requirements.
  • Proficiency in using maintenance management software and tools.
  • Flexibility to handle on-call duties and respond to emergencies outside of regular business hours.

Pay scale: $73,000 to $77,000 per year.
