The Maintenance Director - Operations Manager is responsible for overseeing and ensuring the optimal functioning of the facilities infrastructure, equipment, and grounds. This position plays a crucial role in ensuring the safety, comfort, and well-being of our residents by maintaining a well-kept operational environment.
Key Responsibilities- Plan and Execute Maintenance Tasks: Develop and implement a comprehensive maintenance plan to ensure the facility's optimal functionality, including plumbing, electrical, HVAC, carpentry, and general repairs.
- Preventative Maintenance Program: Develop and manage a preventative maintenance program to extend the lifespan of equipment and systems, reducing downtime and improving overall efficiency.
- Financial Management: Develop and manage the maintenance department's annual budget, overseeing procurement and ensuring cost-effective operations.
- Facility Inspections: Conduct regular inspections of the facility to identify potential maintenance needs, safety concerns, and code compliance issues.
- Emergency Response: Develop and implement emergency response protocols for facility issues and be available for emergency maintenance needs.
- Exterior Maintenance: Oversee the upkeep of the facility's exterior, including landscaping, parking areas, and walkways.
- Inventory Management: Manage the facility's inventory of maintenance supplies and equipment, ensuring adequate stock levels.
- Record Keeping: Maintain accurate records of maintenance activities, including work orders, repairs, and expenditures.
- Contractor Management: Oversee external contractors and vendors specialized for maintenance projects.
- Collaboration: Collaborate with other departments to ensure a seamless and well-coordinated environment for residents and staff.
- Team Leadership: Supervise and lead a team of maintenance staff, including hiring, training, scheduling, and performance evaluations.
- Education: High school diploma or equivalent; trade school or vocational training in maintenance-related fields is preferred.
- Experience: Proven experience in maintenance and facility management with a minimum of 3-5 years in a supervisory role.
- Skills: Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices, familiarity with building codes, safety regulations, and compliance requirements, proficiency in using maintenance management software and tools.
- Physical Demands: Physical stamina and ability to perform tasks that may require bending, lifting, carrying, and working in various weather conditions.
