Regional Manager Job Description

Northern Management Services, Inc. is seeking a highly skilled Regional Manager to lead our property management teams in maximizing value and cash flow for our multi-family properties.

Key Responsibilities:
  • Oversight and leadership of property management teams, including Property Managers, Leasing Agents, Maintenance Staff, and other employees.
  • Monitoring and tracking metrics to drive cash flows and property values, including occupancy levels, lease renewals, and unit turns.
  • Developing and monitoring property marketing strategies and tracking competitor market data.
  • Regular travel to property sites to collaborate with PM teams and ensure they have the necessary tools, resources, and direction to maintain properties to our superior standard.
  • Serving as a decision-maker for tenant/landlord concerns.
  • Overseeing and ensuring all building mechanical systems are in good working order, code compliant, and inspected as necessary.
  • Proposing, procuring, and coordinating capital improvement projects.
  • Collaborating with the Regional Manager Team to establish organizational protocols for information flow between departments and ownership.
  • Reviewing and monitoring curb appeal.
  • Tracking maintenance issues and ensuring timely, cost-effective resolution.
  • Fostering and maintaining positive client relationships.
Requirements:
  • Ability to lead, set, and communicate clear expectations, provide direction as needed, track, monitor, and hold personnel accountable to expectations and performance requirements.
  • Strong verbal communication and public presentation skills.
  • Exceptional organization skills and ability to coordinate complex activities, prioritize conflicting demands, and meet deadlines.
  • Experience reading income and expense statements preferred but not required; we will teach the right candidate.
  • Proficiency in real estate terminology and concepts is a plus but not required.
  • Strong computer skills with a thorough knowledge of MS Word, Excel, and Outlook.

This is a full-time exempt position with competitive compensation, including benefits. From time to time, duties and responsibilities may require evening work to hit deadlines and/or address emergencies. In-state travel primarily during the business day, although some overnight travel may be expected.
