Director of Facilities Job Description

Campus Apartments is seeking an experienced Director of Facilities to join our team. As a key member of our operations team, you will be responsible for ensuring the physical and mechanical upkeep of our properties.

Key Responsibilities:
  • Maintain the overall appearance and condition of our properties, including painting and cleaning of internal and external areas.
  • Oversee maintenance work, including mechanical repairs, code compliance, and capital improvement projects.
  • Schedule and manage capital improvement projects and apartment work.
  • Coordinate with contractors and vendors to ensure timely and cost-effective completion of projects.
  • Repair and maintain all appliances, including refrigerators, stoves, and dishwashers.
  • Ensure all boiler machinery is in good working condition and complete monthly inspection reports.
  • Manage the night and weekend maintenance staff, including bus drivers where applicable.
  • Ensure maintenance staff completes work orders in a timely, professional, and courteous manner.
  • Hire and terminate maintenance staff in cooperation with the General Manager.
  • Manage payroll for maintenance staff and work with the General Manager on scheduling, budgeting, and other operational matters.
Requirements:
  • High school diploma or equivalent.
  • Additional education or certifications preferred.
  • HVAC certification and certification in electrical (commercial and residential) required.
  • Universal certification to be obtained within one year of hire.
  • Valid driver's license and current automobile insurance.
  • Licensed pool operator if the community maintains a pool.
  • Minimum of two years supervisory experience preferred.
  • Excellent customer service skills and strong interpersonal skills.
