Job Overview:

The Facilities Operations Manager III is tasked with overseeing the integrity of both external and internal building systems. Key responsibilities encompass maintaining the infrastructure and utilities of the facility, collaborating with service providers in areas such as HVAC, life safety systems, plumbing, landscaping, and snow management, while ensuring adherence to all relevant building regulations for occupied commercial properties. The primary goal is to uphold an appealing, well-lit, and comfortable work environment that promotes productivity without interruptions.

Key Responsibilities:
  • Implement and uphold comprehensive preventive and predictive maintenance protocols for all Mechanical, Electrical, and Plumbing (MEP) systems within owned properties.
  • Maintain a strong partnership with a local engineering firm to leverage HVAC control analytics for the Intelligent Building Management initiative, aimed at minimizing energy penalties and preventing premature equipment failures.
  • Continuously monitor utility markets and provide insights regarding pricing strategies.
  • Conduct daily assessments of HVAC systems to ensure optimal climate control in office spaces.
  • Ensure compliance with EPA regulations concerning non-contact cooling water emissions related to HVAC chilled water operations, including monthly submission of e-DMR reports.
  • Test fire and life safety systems as required, coordinating with local fire officials and vendor representatives.
  • Build and sustain positive relationships with local fire and building code enforcement authorities.
  • Guarantee compliance with scheduled maintenance and inspections for all food service equipment and appliances.
  • Perform daily inspections to ensure a suitable working environment, verifying that all environmental controls and equipment are functioning correctly.
  • Collaborate with vendor partners to execute business continuity maintenance exercises, including semiannual/annual FM200 testing and monthly emergency generator assessments.
  • Coordinate with vendors to ensure adherence to planned maintenance schedules for equipment, including ANSUL testing and elevator maintenance.
  • Manage access control, including key distribution and tracking.
  • Oversee monthly maintenance of kitchen equipment for contracted food services.
  • Assist housekeeping with room setups as needed.
  • Develop and communicate a planned maintenance schedule for all CareSource properties.
  • Participate in a monthly on-call rotation.
  • Facilitate communication with the on-site service team, assisting with vendor coordination and addressing mechanical issues.
  • Process purchase requests for maintenance-related work.
  • Initiate vendor proposals for both planned and unplanned maintenance projects.
  • Work with project managers to ensure smooth execution of projects, including weekend facilitation when necessary.
  • Monitor vendor activities on-site to ensure safety and compliance.
  • Conduct weekly fire pump testing for business continuity and log EPA readings for the appropriate buildings.
  • Update fire and life safety protocols as necessary.
  • Perform additional duties as assigned.
Qualifications:
  • A High School Diploma or GED is required; a Bachelor's Degree or equivalent experience is preferred.
  • A minimum of five (5) years of experience in Facilities Management, Building Operations, or Property Management is essential.
  • Experience with commercial building operations, both high and low-rise, is required.
  • Familiarity with sustainability initiatives is preferred.
Skills and Competencies:
  • Proficiency in Microsoft Office applications is necessary.
  • Ability to interpret construction, mechanical, electrical, plumbing, sprinkler, fire alarm, and furniture schematics.
  • Strong collaboration skills with external resources, including architects, engineers, and contractors.
  • Excellent written and verbal communication skills are required at all organizational levels.
  • Ability to work effectively across various departments in a matrix environment.
  • Strong prioritization skills in a fast-paced setting.
  • Detail-oriented with exceptional decision-making and problem-solving abilities.
Certifications:
  • Facility Management Professional (FMP) certification is preferred.
Work Environment:
  • General office environment across multiple buildings; may require prolonged periods of sitting or standing.
Compensation:
$60,000 - $96,500.00
