As a key member of our operations team, you will be responsible for overseeing all maintenance needs, operations, and staff to ensure a superior customer experience and exceed targeted resident satisfaction and retention goals.

Key Responsibilities:

  • Oversee and participate in all maintenance projects, including capital improvements, to ensure timely completion and within budget.
  • Coordinate and perform repair of property grounds, apartments, and building exteriors to maintain curb appeal and ensure a safe and healthy environment for residents.
  • Manage maintenance budgets and other administrative tasks to ensure efficient use of resources.
  • Direct all property/ground upkeep, preventive care, and maintenance service efforts to minimize downtime and maximize resident satisfaction.
  • Maintain accurate records for all services performed and coordinate all contracted services to ensure compliance with Kettler guidelines.
  • Monitor vendor performance and solicit and analyze bids to guarantee timely payment and optimal value.
  • Conduct monthly and quarterly safety meetings and monitor direct reports' adherence to Kettler safety guidelines to ensure a safe working environment.
  • Oversee the maintenance team, complete related maintenance duties, and inspect the community continuously to identify and correct deficiencies.
  • Order necessary supplies and parts within budgetary guidelines and manage make-ready timelines to minimize downtime.
  • Monitor, minimize, and manage maintenance personnel overtime to ensure efficient use of resources.
  • Strive to perform maintenance duties in the most cost-effective manner and maintain a service-oriented environment by exhibiting a professional appearance and attitude.
  • Coordinate daily meetings with the property manager to provide updates on maintenance projects and other duties as assigned.

Requirements:

  • 4+ years of maintenance experience
  • 2+ years of supervisory experience
  • Universal EPA/CFC Certification required
  • Expertise in troubleshooting, plumbing, electrical, carpentry, appliance repairs, VFD's, boilers/chiller, cooling tower, VAV boxes, reading blueprints, and HVAC (heat pumps, water source heat pumps, gas/electric furnaces, and water heaters)
  • Valid driver's license and must live within 30 minutes of the property
  • Responsible for taking calls for after-hours emergency maintenance, including nights and weekends on a rotational basis
  • Personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur
  • Ability to use a computer
  • Excellent English communication skills, both verbal and written
  • Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities
