Job Overview

As a Senior Maintenance Manager at BH Management Services, you will play a crucial role in ensuring the smooth operation of our residential properties. Your primary responsibility will be to coordinate the work of maintenance employees, preparing work schedules, assigning tasks, and overseeing the quality of work. You will also be involved in new construction or modification of existing properties, maintaining an adequate inventory of supplies, and monitoring the monthly maintenance budget.

Key Responsibilities
  • Manage and respond to resident and management requests for the property.
  • Oversee the work progress of each maintenance employee, providing direction and assistance as needed.
  • Assist the General Manager in monitoring resident satisfaction and ensure follow-up on results by property maintenance staff.
  • Direct the workload of the maintenance team, identifying needed maintenance and liability hazards, and repairing or assigning completion of these tasks.
  • Responsible for the daily upkeep of grounds and appearance of the property, including interior and exterior rehabilitation and construction projects.
  • Oversee and ensure that established maintenance programs, including preventative maintenance, are implemented, documented, and followed.
  • Diagnose and repair or delegate repair in areas such as HVAC, electrical, plumbing, carpentry, drywalling, interior and exterior structural, appliances, and apartment make-readies.

Requirements
  • Minimum of 5 years of experience with progressive maintenance, safety, and all major types of heating and air conditioning, construction background.
  • Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation and pool systems, large and small appliance repair, and HVAC certification.
  • E.P.A Certification required (Type II domestic HVAC systems).
  • Intermediate computer skills/knowledge required to perform job functions.
  • Strong communication and interpersonal skills, and a positive, team-oriented attitude.
  • Ability to work with a diverse group of people and customers.
  • Required to provide own (industry-specific) hand tools.
  • A valid driver's license and/or reliable transportation required.

Preferred Qualifications
  • CAMT preferred or ability to obtain within the first year of employment.
  • Previous experience supervising a team.
  • HVAC, supply purchasing, and bidding experience.
  • E.P.A 410A certification preferred or ability to obtain within the first year of employment.

Work Schedule
The work schedule is 8am-5pm, Monday-Friday, with some overtime required and the ability to work extended hours, including on-call and/or participate in a rotating on-call schedule as needed to meet business needs.
