Role Summary:
The Asset Management Division of NYCEDC oversees a variety of real estate holdings and unconventional assets throughout New York City's five boroughs, including commercial properties, transportation, essential infrastructure, and energy resources. The division employs a dual-focused strategy, aiming for both financial returns and positive social impacts, such as job creation and the development of equitable neighborhoods. The assets are categorized into distinct portfolios, each overseen by a Portfolio Manager, supported by a Portfolio Surveillance team that ensures adherence to standards and practices across the division. The portfolio includes various property types, encompassing those typical in the real estate sector (Retail, Mixed-Use/Commercial, Industrial, etc.), alongside unique assets pertinent to the public sector and public-private partnerships (Transportation assets such as Ferry, Cruise, Freight/Rail, and Aviation, Retail and Market assets, Cultural, Industrial, and Commercial properties).
Key Responsibilities:
- Formulate strategies and execute negotiations and contracts across various agreement types, including Operating Agreements, Leases, Permits, and other legal documents, collaborating with the EDC Legal team, City Law, and external counsel as necessary.
- Assess and act on redevelopment opportunities within the portfolio, preparing for RFPs and/or capital projects aimed at modernizing, expanding, or repositioning assets. This includes developing financial analyses for proposed investments and guiding team members in constructing financial models.
- Oversee the annual asset management schedule, which includes tenant communications, monthly portfolio meetings to align management budgets, reviewing lease pipelines, planning for lease expirations, analyzing tenant financial reports, managing arrears and collections, addressing insurance matters, advising on ongoing litigations, and other routine asset management tasks.
- Collaborate with the Business Operations team to develop annual revenue and expense budgets, ensuring accuracy in forecasted revenues for specific portfolios and utility reimbursement calculations.
- Act as a primary representative in all necessary internal and external meetings.
- Engage in special projects with city agencies and City Hall.
- Ensure that strategic objectives are achieved at both project and tactical levels.
- Prepare contracts, requests for proposals (RFPs), reports, and essential correspondence.
- Perform additional asset management duties as required.
Qualifications:
- A Bachelor's Degree with a minimum of 5 years of experience in real estate development, asset management, urban planning, private equity, management consulting, economic development, or a related field.
- A Master's degree in a relevant field is preferred.
- Experience in property management, lease administration, negotiations, and tenant relations.
- A strategic thinker capable of structuring and advocating for plans.
- Detail-oriented, creative, and enthusiastic, with strong project management and financial analysis capabilities.
- Excellent communication skills, both written and verbal, with a focus on strategic and persuasive messaging.
- Proficiency in Microsoft Office applications.
- Residency in New York City is required within a specified timeframe after hiring.
