Job Overview

POSITION SUMMARY:

The Property Leasing Specialist is tasked with generating and managing sales inquiries, conducting property tours, assessing potential tenants, and finalizing lease agreements. This role also involves engaging in resident contract renewals and retention initiatives.

KEY RESPONSIBILITIES:

PRIMARY DUTIES

  • Ensure that model apartments are prepared and accessible for daily showings.
  • Generate and follow up on sales inquiries, conduct property tours, and gather prospect information.
  • Engage in promotional activities (open houses, marketing events, etc.) to attract potential tenants.
  • Meet monthly leasing targets, ensuring a closing ratio of at least 30% for new leases.
  • Complete necessary leasing agreements and collect initial rent payments.
  • Deliver exceptional customer service to residents, focusing on property appeal, move-in experiences, and responsiveness to resident inquiries.
  • Develop and implement ongoing resident retention strategies and actively participate in the lease renewal process.
  • Maintain current knowledge of market trends, rental rates, property features, and amenities, and train others as needed.
  • Efficiently manage all administrative tasks, including forms, reports, and resident files.

SECONDARY DUTIES

  • Report any unusual occurrences related to the property or residents.
  • Address all inquiries received in the office from prospects, residents, and vendors.

SUPERVISORY RESPONSIBILITIES:

  • This position does not include supervisory responsibilities.

QUALIFICATIONS:

  • Associate's degree in business, sales, marketing, or real estate, or 2-4 years of relevant experience in property management or a similar role.
  • Proficient in Microsoft Office Suite (Outlook, Word, Excel) and capable of learning new software; familiarity with property management software is a plus.
  • Ability to interpret lease agreements and related documents.
  • Mathematical skills to calculate discounts, commissions, and percentages.
  • Knowledge of Fair Housing laws and regulations.
  • Strong sales presentation abilities, both in-person and over the phone, with effective closing techniques.
  • Excellent organizational and time management skills, with a keen attention to detail.
  • Outstanding interpersonal and communication skills to engage with diverse groups.
  • Demonstrate independent judgment and maintain a professional demeanor.
  • Ability to manage moderate to high levels of stress effectively.
  • Willingness to work a flexible schedule, including evenings, weekends, and holidays as needed.
  • Capability to work extended hours when required.

PHYSICAL REQUIREMENTS:

  • This role requires standard office environment capabilities, including the use of a phone, computer, and other office equipment. The employee must be able to walk for extended periods in various weather conditions to conduct property tours and may occasionally lift up to 25 pounds.
