Position Overview: The Director of Affordable Housing Finance plays a crucial role in the development process, overseeing projects from inception to completion. This position is responsible for securing financing for various projects, utilizing a mix of private, federal, state, and local funding sources. The ideal candidate will collaborate with a team of real estate professionals in a supportive and cooperative environment, ensuring effective coordination with multiple departments and external agencies.

Real Estate Portfolio: Casa Familiar manages a diverse portfolio that includes several affordable multi-family complexes, community facilities, and commercial spaces throughout southern San Diego County. The organization is scaling its capacity to accommodate significant growth in its project pipeline.

Job Summary: The Director will facilitate the acquisition and finance processes, which include sourcing opportunities, managing due diligence, and collaborating with legal and community development teams to ensure successful project closings. Responsibilities include preparing financial analyses, underwriting, and monitoring project performance throughout its lifecycle.

Essential Duties and Responsibilities:

1. Financing Pipeline Deals – 40%

  • Develop and maintain financial models in Excel, incorporating property financial statements, budgets, leases, and market assumptions.
  • Assist in the underwriting and execution of real estate acquisitions.
  • Compile due diligence materials, budgets, and financial models.
  • Prepare acquisition proposals and presentation materials.
  • Coordinate transaction closings and maintain due diligence checklists.
  • Prepare budgets and financial models for debt/equity proposals and investor reporting.
  • Conduct market research and stay informed about industry trends.
  • Facilitate project inspections and tours.
  • Monitor and interpret project data, including contracts and cash flows.
  • Collaborate with cross-functional teams on communication strategies for successful acquisitions.

2. Funding Applications, Budget Tracking & Reporting – 40%

  • Support the submission of funding applications and seek additional funding sources.
  • Prepare financing applications and documentation for acquisition and development projects.
  • Ensure budget approvals are obtained prior to project implementation.
  • Oversee project budgets and track financial flows, including draw requests.
  • Prepare compliance reports and monitor projects until operational stabilization.
  • Develop and present performance reports to stakeholders.
  • Maintain relationships with residents, community groups, and regulatory bodies.

3. Other Duties – 20%

  • Engage in external working groups focused on community development and affordable housing.
  • Participate in agency events and initiatives as needed.
  • Perform other assigned duties.

Supervision: This role does not involve direct supervision of staff but will act as the owner's representative for pipeline projects, overseeing vendors and contractors.

Qualifications:

  • 3-5 years of experience in real estate finance underwriting.
  • Strong understanding of affordable housing finance.
  • Proficient in financial modeling and analysis.
  • Experience with the real estate closing process.
  • Knowledge of federal programs for affordable multifamily properties.
  • Detail-oriented with strong organizational skills.
  • Excellent communication skills, both verbal and written.
  • Bilingual in English and Spanish is preferred.
  • Valid California driver's license and availability for travel within the San Diego County area.
