Residential Apartment Maintenance Technician
Key Responsibilities:
- Address service requests promptly and efficiently.
- Prepare vacant units for new tenants.
- Perform painting and cleaning tasks in unoccupied apartments.
- Possess foundational skills in general repairs, maintenance, plumbing, electrical work, drywall, appliance servicing, carpentry, HVAC, and painting, ideally acquired through formal education and practical experience.
- Maintain outdoor areas and swimming pools.
- Exhibit attention to deadlines and detail.
- Manage physical workload effectively.
- Troubleshoot and resolve service requests.
- Demonstrate basic proficiency with maintenance and repair tools.
- Be available for on-call duties as needed.
- Conduct routine equipment maintenance.
- Possess reliable transportation.
- Regularly inspect the property and report any safety concerns immediately.
- Have a minimum of 2 years of experience in residential property management maintenance and repair.
- Communicate effectively both verbally and in writing.
- Ability to manage multiple tasks simultaneously.
The ideal candidate will have at least two years of relevant experience and knowledge in residential property management maintenance and repair, plumbing, electrical systems, appliance servicing, carpentry, and painting, gained through formal education and/or hands-on training. The Maintenance Technician will report directly to the Maintenance Supervisor.
Qualifications:
A high school diploma or equivalent is required. Candidates should have two years of experience as a residential property management maintenance technician, along with at least eighteen months of education or training beyond high school in general apartment maintenance and repair, HVAC maintenance, or closely related fields to ensure the ability to identify electrical, plumbing, and mechanical issues.
Physical Requirements and Working Conditions:
Ability to lift light to heavy materials, operate various equipment, and move tools and machinery. Must be able to work in diverse weather conditions. There may be occasional exposure to hazardous materials associated with the grounds maintenance trade, including chemicals.
Willingness to work overtime, outdoors, travel, and be available for emergency situations, including weekends and holidays. Ability to collaborate with others and foster a team-oriented environment. Manual dexterity and coordination are necessary for operating hand and power tools. Must be capable of lifting up to 50 pounds without assistance. A valid driver's license and a clean driving record may be required.
