Position Overview:

The role involves steering projects from initiation to completion in a clearly safe and structured manner. The Superintendent is responsible for coordinating and supervising daily onsite operations related to construction, ensuring the final product is delivered safely, on schedule, and within budget according to the specifications outlined in the contract.

Key Responsibilities:

- Collaborate with the Project Manager to complete the Project Checklist Folder and maintain an on-site Safety Binder tailored to the job.

- Analyze the project drawings and Purchase Orders, identify discrepancies, and issue Requests for Information (RFIs) to the Project Manager as needed.

- Partner with the Project Manager to finalize and manage the project schedule, providing weekly updates and communicating with the project team.

- Establish a budget for General Conditions in conjunction with the Project Manager and Accounting, monitor progress, and ensure adherence to budget constraints.

- Organize the logistics for tools, equipment, supplies, and materials, inspect all deliveries, and forward packing lists to the Assistant Project Manager/Project Manager.

- Address all inquiries from subcontractors and escalate unresolved issues to the Project Manager by generating formal RFIs.

- Maintain an organized field office, including:

  • - A filing system for all submittals, cut sheets, and shop drawings.
  • - A visible Safety Binder with posted safety posters and all necessary permits.
  • - An accessible Project Checklist Folder.
  • - Current drawings and specifications.

- Lead weekly job meetings with subcontractors, while the Project Manager facilitates client meetings.

- Assume a leadership role in the field with all trades involved.

- Ensure compliance with project paperwork, including:

  • - Daily Reports submitted weekly.
  • - Manpower counts for all trades submitted daily.
  • - Sign-up sheets for all personnel on-site included in daily reports.
  • - Two-week look-ahead schedules communicated to the project team every Wednesday.
  • - Labor scheduling for the next day submitted by 11 AM.
  • - Incident Reports, including near misses, sent to the office immediately.

- Oversee quality control for all submittals and ensure compliance with trade requirements.

- Review and communicate revisions and sketches to trades upon issuance.

- Proactively manage upcoming tasks while supervising ongoing activities.

- Uphold high standards of quality control.

- Maintain a clean job site and an organized office area.

- Ensure job site safety is visible to all, conduct weekly toolbox talks, and submit sign-in sheets to the office.

- Schedule and manage Special Inspections and DOB/FDNY Inspections.

- Develop and initiate a pre-punch list.

- Oversee the close-out of all inspections.

- Review and address the Architect's/Engineer's punch list and schedule completion work.

- Conduct punch list walkthroughs and obtain sign-offs.

- Finalize the job site and verify the inventory log.

Performance Metrics:

- Portfolio Results: Number of completed jobs, total billable amount, and results of the General Conditions budget.

- Client Satisfaction.

- Adherence to all job site processes.

Required Skills and Qualifications:

- Proficient understanding of drawings and specifications.

- Maintains OSHA certifications and is either certified or on track to obtain the NYC DOB Superintendents License.

Compensation:
