Position Summary

The Project Manager will oversee the identification, budgeting, permitting, bidding, contracting, and supervision of construction enhancements on both newly developed and existing properties. This role will report directly to the Senior Development Manager for the Northeast region.

Key Responsibilities

  • Establish and nurture strong relationships with property managers, designers, and contractors.
  • Source design services and construction effectively through existing or new consultants and contractors.
  • Lead a team of consultants and contractors to execute Capital Projects as outlined in the annual budget.
  • Oversee the cost and timeline management of capital expenditure projects, including significant tenant improvement jobs and larger capital projects as required.
  • Develop a comprehensive Capital Improvement Execution Plan and identify opportunities for capital savings.
  • Engage in due diligence investigations for new investment properties.
  • Provide updates on the progress and completion of budgeted and unbudgeted projects within the portfolio.
  • Respond to Build to Suit or Leasing RFPs by creating site plans, floor plans, and reviewing tenant specifications while adhering to budgets and schedules.
  • Maintain and track project management reporting deliverables on a weekly and monthly basis.
  • Prepare necessary improvements upon the termination of any lease.

Required Skills & Experience

  • Exceptional written and verbal communication skills, capable of engaging with a diverse range of internal executives, municipal authorities, tenant executives, community groups, industry professionals, and brokers.
  • Strong understanding of financial analysis techniques relevant to development and construction projects.
  • Excellent interpersonal skills with the ability to thrive in a fast-paced and dynamic environment.
  • Proven ability to build and maintain relationships with various professionals.
  • Aptitude for acting as an efficient liaison among key team members (Development Manager/Analyst/Market Officers).
  • Professional demeanor in all work-related interactions.
  • Creative and market-savvy mindset, with the ability to identify market trends and implement innovative solutions.
  • Collaborative and team-oriented approach, prioritizing the company's benefits and utilizing available human resources effectively.
  • Willingness to travel as necessary.
  • Bachelor's degree required, preferably in real estate, construction management, or engineering.
  • A minimum of 4 years of experience in commercial real estate development and construction, with a focus on industrial properties.
  • Experience working with various municipalities to process plans and documentation.
  • Functional knowledge of preparing and reviewing contractor and consultant proposals, agreements, and contracts.
